Homeowners Leigh and Celeste Stynder were thrilled when their Mordialloc unit sold for $975,000 at a weekend auction.
The couple said the result, an impressive $95,000 above their $880,000 reserve, was all the more exciting as this week marked the busiest auctions in Melbourne since March 2024.
Mrs and Mr Stynder plan to move to a larger home with their three children Isabella, 8, Leo, 4, and Kai, 18 months.

Ray White’s Kevin Chokshi described the auction for the family’s three-bedroom apartment as “crazy”.
Four bidders registered for the event and three actively participated.
It started with a bid of $800,000, at the bottom of the stated range of $800,000-$880,000.
“I think after four bids we went past the reserve and it was announced in the market,” Mr Chokshi said.
The property is within walking distance of Mordialloc and Parkdale train stations, Parkdale Plaza, Mordialloc’s main street and the beach.

A new bidder entered the action to the tune of $920,000, and a young family and couple ultimately vied to secure the unit.
“A young family with two children, who lived with one of their mothers in Mordialloc, bought it,” Chokshi said.
The agent said he had seen an increase in buyer demand, with million-dollar homes selling and attracting less “a lot of heat.”
“Buyers expect prices to rise in 2026, so if they can lock in a home at 2025 prices, that’s great,” he said.

The kitchen is equipped with a Belling freestanding oven, gas hob and dishwasher.
Mrs and Mr Stynder celebrated their auction result with ‘morning cocktails’ as relatives looked after their little ones, before gathering with the rest of the family later in the day.
Their fond memories of the house include the fact that Kai was born during the time they lived in the house.
“So that’s probably our most special moment, when we met and had our last baby,” Ms Stynder said.

The unit is located on a 308 m² block.
And Ms Stynder said that when it came to the auction, they were “delighted with the outcome and also relieved”.
They had not planned for their auction to take place on such a busy weekend, which happened to be the date.
Despite concerns that the high volume of auctions would lead to fewer bidders, only a handful of Mordialloc homes went under the hammer on Saturday.

“In the end it worked and we are over the moon,” says Stynder.
They shouted out Mr Chokshi and his team for their efforts, including pre-auction tips such as painting a few parts of the house and styling them properly, rather than going all out with a massive renovation, giving them “value for money”.
