The Melbourne auction market defies the seasonal expectations, with approval rates that are strong and buyers in force despite the cooler weather.

Proptrack this weekend recorded an approval rate of 71.6 percent of 402 reported results, while buyers fought on a tightened pool of listings prior to the spring bump.
