Ray White Leongatha director Kasey Bowman said the shell was one of the few large landholdings left close to the coastline that had not been subdivided.

“To buy the land and build the house today, you just can’t replicate it,” Ms. Bowman said.
“I know of a few places in Inverloch where the build alone costs about $4 million.”
At 1,780 m², the site is almost five times the size of a typical 400 m² allotment block, highlighting why size has become a premium in the area.
“Inverloch is highly developed,” Ms Bowman said.
The solar and gas heated magnesium pool and spa anchor the home’s private resort-style backyard.

“Many of the larger blocks have been subdivided, most of them in fact, and that is what makes this type of landholding so rare now.”

Ms Bowman said buyer interest was local, with some attracted to the potential of a blended family living under one roof.
