A striking house designed by an architect with a beautiful view of the skyline of Corio Bay and Melbourne came on the market in Portarlington, for almost half the price of his counterparts on Mornington Peninsula.

Jellis Craig Barwon Heads director Andrew Ingham said that the two-storey house on Port Phillip CRT 13 was a rare architectural statement for Bellarine, combining serenity on the coast with a bold design.

According to Proptracks Market Trends from September 2025, the average house price of Portarlington is around $ 1.1 million, about half of Mornington’s $ 2.2 million.

Mr Ingham said that the demand for premium homes under 1.2 million dollars had increased when buyers in Melbourne discovered the ferry connection, the food culture and the growing refinement of Portarlington.

“Portarlington is not the sleepy town that people once thought,” he said.

“It is connected, stylish and perfectly positioned, luxury on the coast without the Mornington prize card.”
