House Builds starts at 430 -Home St. James Estate in Kidman Park – Realestate.com.au

Construction of the first houses in one of Adelaide Largest infill homes projects started.

St. James Housing Estate from developer Fairland in the former Metcash Distribution Center in Kidman Park will contain more than 430 houses, including a mix of detached houses, mansions and apartments.

The project extends over 11 ha and also has 1.6 hectares of open space, including a green “spine” that connects residents with the Linear Park of the River Torrens.

Project director Scott Searle said that the project had generated strong community support in the west of Adelaide.

“This is a flagship project for our company and we are very aware of creating a milestone community that residents can be proud to name their house,” he said.

“This is a site that has been closed to the public for decades and we are enthusiastic about the progress we are making with our valued project partners to transform it into something special and meaningful and at the same time delivers critical homes.”

St. James will eventually become the home of more than 1000 inhabitants, with the first houses that are expected to be completed in March 2026.

A district for mixed use is reserved for the corner of Valetta and Findon Roads, with a childcare center, shops and apartments.

The development is a slight step away from the roots of Fairland in Greenfield Housing, with projects under development north and south of Adelaide, as well as in Queensland.

But with competition for land as fierce as always, Fairmont Group Chief Executive Marc Taintey-Die said the group leads consisting of developer Fairland and Home Builder Fairmont Homes-that the group was open for a wider range of large-scale housing developments, both in SA and Queensland.

“Greenfields is what Fairland has done forever, 40 years old, what is the same thing we do in Queensland-We know that world very well,” he said.

“But the reality of land supply and the ability to find sites is that we would evaluate every site on a scale in South Australia – you will each judge its merits, what happened to this (Kidman Park).

“There are probably two levels of competition. There is competition from really good, proven interstate boys such as VillaWood and others, but then there are also some speculative investments on sites … which may not necessarily understand the developable nature of the site.”

Fairland is currently supervising the 1200-home Vista Development on SEAFORD Heights And The entrance at Angle ValeThat will consist of 700 houses.

Mr. Taintey said that the developer was closer to further land purchases near the admission project in the fast -growing north of Adelaide.

“As a company, the intention is to have three to four adult projects at any time, in terms of the capacity of the company and what it likes to deliver.”

At St. James, the first public road through the estate in August will open for traffic and its road works to improve the connections of Findon and Valetta Roads.

Mr. Searle said that since the launch last October, almost 60 of the 430 houses had been sold.

“We see interest in a wide cross-section of buyers-van buyers of the first house to enter the market, to growing families who want more space and shrink couples that are attracted by the convenience and style of contemporary, low-maintenance living,” he said.
