A rare ground floor garden apartment in Armadale’s tightly occupied Denbigh Court has hit the market for the first time in decades for $1.7 million – $1.87 million.

The man who designed Melbourne Town Hall and the State Library has left a rare $1.7 million footprint in the heart of Armadale.

For the first time in decades, a garden sanctuary has emerged on the ground floor of the 1924 Denbigh Court, offering a first-class heritage address at a rare entry-level price.

The apartment at 2/6 Denbigh Rd is in Denbigh Court, an art-deco six-pack designed by Bates Smart, the Melbourne practice founded by Joseph Reed and then continued by his successors who designed and built the block in 1924.

The property is listed with a price expectation of $1.7 million to $1.87 million.

Jesse Jones, deputy director of Whitefox Stonnington, said buyers rarely look at the ground floor garden apartments in Denbigh Court and the opportunity did not arise often.

“I haven’t sold one since the current owner bought hers, so we’ve been talking for a long time,” Mr Jones said.

“Securing a stretch of Denbigh Rd of real house-like proportions is almost unheard of.”

He said the buyer pool was shaped by the reality of the cost of living, even in prestige pockets.

“There is a clear trend emerging,” Mr Jones said.

The colonnaded veranda opens onto limestone paving and established hedges, creating a private garden rarely seen in apartment living in Armadale.

One of the two fireplaces anchors the formal living area, adding classic Art Deco character and warmth to the spacious apartment.

“Buyers aren’t necessarily downsizing their lifestyle, but they are downsizing their debt.

“They want special locations and high-quality housing, but without the maintenance costs of a large family home.”

According to the listing, the home is the largest of just six apartments in the building, and its location on the ground floor makes the outdoor space feel like a true extension of the home.

A colonnaded veranda opens onto limestone paving and mature hedges, creating a private garden that is difficult to replicate in apartment living, especially in Armadale.

Inside, the Art Deco apartment goes straight to the features buyers are after, high ceilings, ornate plasterwork, leadlight details and double French doors that open the living areas to the garden facade.

The apartment features a renovated central bathroom and an ensuite bathroom to the extra large master bedroom.

The direct garden frontage gives the Denbigh Road residence house-like proportions on a prime street dominated by multi-million dollar homes.

Two separate living areas, each with a fireplace, give it a kind of flexibility that’s more common in a house than in a unit: the feeling of a formal sitting room next to an everyday lounge setup.

Mr Jones said the layout was one of the biggest surprises upon inspection.

“You don’t immediately walk into a living room, like most apartments,” he said.
“You enter a defined foyer and move to the left or right. There is a real spatial separation. It feels like a home, not a unit.”

The renovated kitchen features stone worktops, Smeg appliances and generous storage space, designed for everyday living and entertaining.

The two-bedroom apartment is the largest of just six in the 1924 Art Deco Denbigh Court block on the prestigious Denbigh Road.

The renovated kitchen features stone worktops, Smeg appliances and storage, while two extra large bedrooms include a master bedroom with built-in bathrobes and en suite, in addition to a renovated central bathroom.

Expressions of interest close on Tuesday 17 March at 1pm unless sold earlier.
