Appreciating this grand Adelaide home with a striking castle-like tower isn’t enough to make curious house hunters take a peek inside; the price tag means only serious buyers get that luxury.
The St Georges property at 15 Wootoona Tce has hit the market with a price tag of $9.5 million to $10 million.
It is only the second time in 65 years that the 1919-built home on a 3,659 sq ft block has been for sale, with the current sellers having owned it for the past 26 years.
Selling agent Brett Pilgrim of Pilgrim RE said it was unusual to put such a high asking price on a house, but the owners wanted to be honest with potential buyers about their expectations.
“It’s scary to put a price on this value because there are only certain people with that kind of money,” he said.

The St Georges property at 15 Wootoona Tce is impressive from every angle.
It has been expanded and modernized since the sellers bought it 26 years ago.
There are five bedrooms and three bathrooms throughout the house.
It spans two floors and is located on a 3659 m² block.
The sellers have indicated that the house needs to be downsized.
“The owners are quite serious about only getting the serious buyers in – they want to be black and white about what they expect.”
Mr Pilgrim said an interstate buyer, who had been looking for a property in Adelaide for some time, recently told him he was annoyed when there was no price guide on the listings.
While there were only a limited number of potential buyers looking for properties at such a high price point, Mr Pilgrim said they were out there.
Just last month, his team sold a property in Springfield for $9.34 million.
“I think it’s worth putting a price on it,” he said.
The residence, affectionately known as Castlemaine, was designed by Williams & Good and built for Sir William Sowden, editor of the South Australian Register.
It ranks as one of the greatest examples of the Arts and Crafts movement in the state.
The original character has been retained throughout the house, with a distinctive crenellated tower, but has been modernized through an extension and renovation.
Five bedrooms and three bathrooms are spread over two levels, while a spacious garage provides enough space for three cars.
The property also has a solar heated swimming pool with pavilion, tennis court and extensive gardens with roses and productive fruit and citrus orchards.

The house was built in 1919.
This is only the second time in the last 65 years that it has been offered for sale.

Mr Pilgrim said the pool and outdoor entertainment area were a highlight of the home.
“It has one of the best pool areas I’ve seen in Adelaide,” he said.
“It also has a very impressive view of the city.
“There aren’t many properties in St Georges that offer these views.
“There are so many places where you can just sit, it’s remarkable.”
Mr Pilgrim said the owners loved the house but sold it because it was too big for just two people.
“For them it was the perfect family home, but the children have moved away,” he said.
“It’s a big house for two people.”
If the house sells for its price guide, it will be one of the highest recorded in South Africa.
The state’s highest housing transaction was in the House in North Adelaide at 70 Pennington TceLand Services SA records show stamp duty was paid on a $13.5 million transfer.
