Hills District population grows as developers rush projects – realestate.com.au

The Hills Shire is the fastest growing local government area in NSW, with major developers rushing to build communities as population forecasts rise.

The Hills Shire Council 2025 plan highlights growth of 4.36 per cent between 2022 and 2023, compared to Greater Sydney’s average growth rate of 2.77 per cent.

The NSW Government predicts The Hills will be home to 328,635 residents by 2041, a 71 percent increase from the current estimated population of 192,660.

One of the driving forces behind the increase in the number of housing projects.

“The Hills District’s population is growing five times that of the Sydney metro areas and Rouse Hill Town Center is the heart of the community,” said GPT CEO Russell Proutt.

Currently one year from completion, the project will add more than 10,500 sq m of retail space, delivering more than 50 new stores, representing GPT’s largest retail development in a decade.

SHAWOOD from Sekisui House Australia has also released the next phase of its The Orchards masterplan at Norwest.

Clement said what’s really exciting is that The Gables is still growing at a rapid pace as Stockland develops the area.

“We are aware of the master plan for the Gables area,” he said.

“There are some great plans coming up, including a new town centre, two lakes, lots of nurseries and early education centres, a Catholic school and loads of sports and fitness facilities.

“It’s great to be part of a community that is growing with so much attention and care.”
