Vancouver, Canada established investment fund manager HFI Capital Management recently announced the acquisition of a low -build office building in West Dallas, where the company is planning to move its head office.
The property is located on 1333 Oak Lawn Ave. And will be renamed “The Capital Design District” or “The Capital” in short. Completed in 2024, it includes more than 120,000 square base of modern office space in Dallas over five floors that offer a dramatic view of both Uptown and Downtown.
The Capital Design District, an ideal location for a compound collection of financial, entrepreneurial and business service providers, offers facilities such as: more than 8,000 square feet of highly compiled facilities on the ninth floor; A private tenant slounge called “Capital Spot”; an executive conference space; a fitness center; complete changing rooms; And a pickleball court on the roof. The building also includes various floors, in total more than 360 spaces.
“The evolution of the design district in the past decade is striking,” said Ken Hersh, HFI chairman and founder. “It has finally arrived as an important business hub in the city. It is more than just a design district today. Now, with full local ownership and a large lease momentum, the capital will be a center for financial and entrepreneurial companies in a dynamic and growing part of Dallas.”
HFI made the acquisition in a joint venture with quadrant investment properties. The plans of the investment fund manager include moving his offices to the building, as well as activating Capital Spot with a speaker series, Happy Hours and other networking events that offer extra value to tenants and the business community.
Centrally located and within a short walk of some of the best restaurants and attractions of the city, the district rises 10 floors directly across the side of the seam-one development of the substructure that brings new restaurants and shops to the neighborhood. The seam is expected in the summer of 2026.
Facilities in the neighborhood include: Italian-American restaurant Carbone; Mexican inspired EetcafƩ El Carlos Elegante; Italian designed restaurant and bar de Charles; the virgin hotel; The Hilton Anatole Urban Resort; The International on Turtle Creek Retail Center; And the Hi Line Connector Urban Trail to the Katy Trail.
