Annie Knight has sold a property for investment in three days
An investor in Gen-Z who sold a $ 1.53 million house in three days has unveiled the simple hack that she used to cause a stream of buyers.
Annie Knight, 28, said she had $ 5,000 the house styling with neutral, trendy pieces that would appeal to a broad spectrum of the market.
The maker of the content bought the house with three bedrooms for $ 1.37 million a year ago and rented it for $ 1100 a week.
She was planning to finally renovate the aging real estate, but decided to sell after buying another luxury house, making a win of $ 160,000.
Knight spent $ 5000 the house before he put it on the market
The selling price surpassed the annual growth in the suburb, where the housing values have risen by 2.2 percent or $ 30,580 since last year to a median of $ 1.39 million, according to proptrack data.
“It was $ 100,000 more than we expected,” said Knight, adding a stylist who delivered furniture was “definitely worth it”.
“I think it has increased the value of the house from the perspective of a buyer, and I was lucky that a buyer will pay a good for the market price.
“If the house is empty or the furniture is not fun, it can really affect the sale of the house and the price you get for it.
“The tenants had moved and it was bound by the band and with the stylist’s furniture it looked so much better,” she said.
The house was located in a popular family -friendly area
Interiors received a makeover in a fresh modern coastal style
The Gold Coast area house was marketed by coast agent Mishy Canning, who received four offers through the first open-home inspection in the week of mention.
The building was placed over a bus of 4,388 m² Bushland, with functions such as high ceilings, wooden floors and large windows. An open kitchen and a dining zone flowed out the terrace, while the main bedroom had an ensuite and there was also a study.
“Styling and really good photography can certainly help sell a house,” said Mrs. Canning.
“Sometimes it is those small extra details that can make the difference.
“A beautifully stylized house brings more buyers, more buyers mean more offers and more offers mean more money for the seller.”
It presented so well that investors said they could immediately place a tenant
The buyers were planning to rent it out before renovating

Mrs. Canning said that mating back home interiors was a smart tactic to attract investors, while removing personal items and quirky furniture also helped create a clean, clear look that acts as a canvas for a potential buyer to take their own flair,
“You want to show the house in a way an investor thinks he could just do a tenant immediately.”
She said that the property attracted a lot of interest from buyers between states, as well as renovators who were looking for a larger plot country that was still close to the beach.
“There is such a big demand and a low delivery of blocks of one hectare in boutique area bags like this,” said Mrs. Canning.
Knight is planning to be on her portfolio for the time being
She bought another house after her engagement with Henry Brayshaw
The location of the house was described as “a calm, family -friendly bag where the bush meets the sea, just 10 minutes from the surf breaks and rockpools of Currumbin, with local shops and sports facilities all within reach”.
Knight said she was planning to be on her portfolio of two other investment properties for the time being. She recently arranged her purchase of a recently renovated house with a swimming pool.
