Does Phoenix have a dry heat or is it actually, unexpected, ice cold? Participants of Naiop’s i.con Cold Storage This week in Phoenix had the opportunity to visit a trio commercial real estate with the width of the industry. The tour through the Glendale area began with a look behind the scenes to the iconic State Farm StadiumThe home base of the Arizona Cardinals NFL team.
While the team dates from the 1890s in Chicago, the presence of the team in Arizona began in the late 1980s. The Phoenix Stadium broke in 2003 and only six months later he was named the site of the Super Bowl 2008.
The Arizona Sports and Tourism Authority (Azsta) supervised the construction of the $ 455 million stadium and possesses and operates it. The Azsta received financing from Proposition 302, who approved the voters of Maricopa County in 2000 to promote tourism – an important economic director for Arizona – and Sport in the region. The Arizona Tourism Board reports that the visitors’ spending in 2024 reached a record of $ 29.7 billion in the state, which generated $ 4.3 billion in tax revenues for local, national and federal services and 187,000 tourist jobs. The Azsta also supervises the Cactus League, which organizes baseball spring training, and supports young people and amateur sports in Maricopa County.
The world -famous architect Peter Eisenman designed the stadium, which includes the first retractable natural lawn of the NFL. A Number of star players and coachesIncluding Aaron Rodgers, say they prefer natural lawns and consider it to contribute to fewer injuries than peat. One of the three smallest stadiums in the NFL with 63,400 seats, the State Farm Stadium has the capacity to add another 8,800 seats for mega sport events such as the Super Bowl and College Football Bowl competitions.
Flexibility was built into the original design of the stadium. The stadium can withdraw the natural lawn and bring truck loads into sand to organize events such as Monster Jam and football tournaments, which generates extra income. By the following Monday evening NFL match, the natural lawn will be back and the stadium looks like it only organized professional football.
Special sensors in the field help to monitor the moisture levels and have enough time in the Arizona sun keep the grass thick and lush all season.
In addition to the State Farm Stadium Tour, I.Con Cold Storage-Eenigen VT 101, a 48-hectare class A Industrial Park developed by VanTrust in addition to Glendale’s Sports and Entertainment District. VANtrust, Naiop’s 2023 Developer of the Year, is one of the largest private commercial real estate companies in the country.
Phase 1 of the project included two buildings of a total of just over 300,000 square feet, with 36-foot clear heights, full HVAC and LED lighting, sufficient docks and doors at degree level and 3,374 square foot Spec Office Suites. The site is built for modern logistics, distribution and plug-and-play operations.
For the last stop of the Tour organized by CBRE, visitors visited a class A-distribution center of 21,444 square feet. The center includes both cooler and freezer space (with a chill zero degrees Fahrenheit) and clear heights from 23 to 36 feet. The center is handy in the vicinity of large highways and distribution network ideal for facilitating the movement of temperature-controlled goods and within a ride of 10 minutes of more than 1.2 million people.
Whether it is about the cold of a freezer zero degrees or the roar of a full stadium, the Cre landscape of Arizona proves that it can handle the heat and the cold.
