Western Australia’s capital is known for its relaxed lifestyle, with an abundance of pristine beaches, green spaces and dining options. Smart downsizers see the appeal.
For buyers looking to retire—or reduce their real estate footprint and the costs and maintenance that come with it—moving to a condo is a viable solution, especially since there are house-sized options available to ease the transition.
Downtown locations tend to be popular with downsizers, as they are attracted by factors such as walkability and ease of transportation, and access to amenities and established communities.
Perth currently has a raft of new apartment complexes in some of the city’s most coveted suburbs, which would be a good choice for those looking to downsize ‘up’.
South Perth
The affluent and established suburb of South Perth is popular for its tree-lined streetscape and proximity to the Swan River, with an expansive waterfront offering panoramas from the city skyline to Kings Park.
There are plenty of lush walking trails, cycle paths and lookout points from which to enjoy the scenery around South Perth Esplanade, and convenient motorway and Canning Highway links to the beach or Fremantle. Not to mention the ferry to Perth’s CBD.
Lifestyle amenities are also plentiful in the area, from the dining and shopping precincts of Mends Street and Angelo Street to the relaxing grounds of Perth Zoo and Royal Perth Golf Club.
Two new apartment complexes are available for downsizers in South Perth, offering large luxury homes, first-class facilities and architectural qualities.
Lumiere is currently under construction on Mill Point Road, one of the suburb’s premier riverside addresses, with high-end amenities for residents including an infinity pool, wine cellar, billiards room and wellness centre.
Also on Mill Point Road, Civic Heart is now complete and ready to move into, with just 10 apartments remaining. The award-winning project includes stunning river views, a sky deck on level 37, dining rooms and two theater rooms.

Scarborough
While Perth may be spoiled for choice with its breathtaking coastline, Scarborough has an established neighborhood that attracts locals and tourists for beach days, dining and entertainment.
Scarborough Beach’s vibrant waterfront overlooks the Indian Ocean and is ideal for sunrise walks and sunset drinks to enjoy a vibrant holiday feeling forever.
There are also several parks, reserves and sports clubs for recreation on terra firma, and the opulent Karrinyup shopping center is a short drive away.
Unsurprisingly, Scarborough is attracting luxury apartment developments and currently has several that suit downsizers looking for space and amenities.
There’s the beautiful boutique Azure Residences with just 19 apartments, tucked into a secluded cul-de-sac near the beach, and the waterfront Myka Residences on The Esplanade, with a penthouse and 20 apartments with three- and four-bedroom floor plans.
A larger offering, The Dunes, is currently under construction on the beach with a range of two and three bedroom homes and exclusive penthouses spread across two elegant towers.

City beach
Located in the heart of the coveted western suburbs, City Beach is a sought-after address consisting mainly of large family homes on large blocks.
It’s a rarer prospect to find new apartments in the area, especially with spacious sizes, so it’s an excellent time for downsizers to explore two possibilities on the horizon.
Nestled between the bushland greenery of Bold Park and Wembley Golf Course, Zamia City Beach is a boutique architectural offering of 31 homes across two mid-rise buildings – a tree-change reserve just 10 kilometers from the CBD and close to the coast.
The groundbreaking new-build Ocean Grand City Beach development will bring 247 luxury apartments to the area, across two-, three- and four-bedroom options, as well as penthouses with stunning views.
In addition to a selection of resort-style amenities for residents, the ground level of Ocean Grand will provide a hub for cafes, restaurants and green spaces.

Mount Pleasant
The aptly named oasis on the south side of Mount Pleasant is known for its jacaranda-lined boulevards and proximity to the Canning River, with easy access to top restaurants, schools, parks, sports facilities and the prestigious Garden City shopping district.
The peaceful atmosphere and scenic surroundings of this zip code appeal to buyers at different stages of life, from families downsizing to apartment living or retirees seeking a low-maintenance lifestyle.
Oasis Mount Pleasant is currently under construction on Wren Street, just a few blocks from the riverside Esplanade. It is a striking architectural development of 49 homes with one, two, three and four bedroom floor plans.
And Cirque Duet, in a picturesque location overlooking the Canning River, offers a total of 93 new apartments, ready for residents to use. The resort-style community is more than 80 percent sold.
