219-221 Hedges Ave, Mermaid Beach

A few identical luxury houses on a rated beach block sold under the hammer for $ 23,445 million at the richest auction of the State Year.

Four buyers rode fierce bids for the 809m² package on 219-221 Hedges Ave, Mermaid Beach, which was marketed by Kollosche Agents, Michael Kollosche and Harry Kakavas.

On the market for the first time in almost 30 years, the distinctive villas were built on real estate once owned by the former politician of Queensland and rugby player, John Fihelly.

Data shows that the houses were last transferred to real estate developer Leonid Eshchenko in 1998.

Auction judge Justin Nickerson said that the sale was an “epic result” and the most expensive real estate in Queensland was sold under the hammer in 2025, but behind the $ 24.8 million auction record in 2023 for a Southport Mansion.

Mr. Kollosche said that the unique attitude was “an incredible piece of real estate”, while the sale represented the depth of the market for the beach, where demand was greater than the supply despite a wave of recent eye dolly transactions.

An architecturally designed mansion on 127 Hedges Ave changed ownership of $ 27.5 million in an off-market Deal just a few weeks ago, which marked a stunning cancellation from 2021 when it had previously sold around $ 15 million.

Another holiday home in 75 department in a block of 405 m² was also launched in September for $ 11.45 million, while in August a pile on the beach was owned by the Smorgons, one of the richest families in Australia, sold for $ 12.3 million.

Characteristics of the most recently traded villas on number 219-221 include marble finishes, graceful ceilings and hand-painted frescoes over each map of 742 m², with a lift to all levels.

Each villa had four bedrooms, including a master of the top floor with a walk-in jacket, spa-suite and private bar, along with a garage for basement with three cars.

“This absolute allocation of the beach is just as unique as tempting,” said Mr. Kollosche’s list.

“It offers a lush double life, a lucractive investment potential or a luxury redevelopment, renovation or a customized chance that uses uninterrupted beach and ocean fishing.”

Mr. Kollosche said that Hedges Ave, known as a multimillionary row, was the most prestigious beach address in the Gold Coast.

“It is so tightly held because of the exceptional lifestyle it offers,” he said.

Proptrack data show that house prices in the beach of Mermaid have risen by 10.3 percent in the last 12 months, to a sizzling median of $ 3.75 million.
