Kind of a cross-post with RealCro WetvaBut with a turn – reading, and at least being aware of the Albemarle County Comp plan is crucial for brokers. How can I advise my copper or seller customers if I am not aware? That is a bit of my job. 🙂
There is just so much in the Albemarle County Comprehensive Plan process. The sausage is slowly made … or they try to make it.
(Here is the Realcro Wetva FB -Post on this subject)
But first – transport needs extend exclusively cars and trucks.
Via e -Mail:
“Finally, the multimodal transport of the rural area of those in the development areas differ. An aging rural population requires a certain level of transit services to gain access to their basic needs. Cycling and walking takes place on rural roads for many reasons, often for recreation, in particular for recreation.”
This will be the first time that the extensive plan has ever recognized that rural roads are used by non-venous traffic with positive statements and objectives related to cycling, running and walking in rural areas. I hope you can participate with me to make people aware of this considerable improvement in how we think about what “rural transport” means. Of course, real change has to go further than just words on paper, but I hope you agree that it is a good start!
On the Compplan
There is no better source (Unlike the extensive primary sources from Albemarle County – View their most recent e -mail; They do an excellent job; It is up to us to read, learn, to give opinions) then The reporting of Charlottesville Community Engagement on the AC44 process.
The core of the AC44 update is this theme: How will Albemarle house an estimated 31,000 extra people who are expected to live in the province in 2050? … There are dozens of stories … on Information Charlottesville.
Find an hour or more and familiarize yourself with the Albemarle County Comprehensive Plan.
Charlottesville Community Engagement has done really extraordinary explanatory work to document the Compplples process.
Apart from our collective cynicism, the Compplan influences us. I have not read everything, but I try to learn as much as possible about it. The Compplan covers the entire county of Albemarle; Although many of us feel that crozet is an island, we are neither independent and we are not isolated. We are just one of the six districts in the province.
There is no way to summarize the extensive plan, except to say that this is the plan that influences how we live, and dozens on dozens of citizens have expressed their opinion – – – Of the nearly 120,000 inhabitants.
(Exile mine)
The Albemarle County Planning Commission will have their public hearing on the Concepttupdate during their meeting at 6 pm in Lane Auditorium of the province’s office building at 401 McINTIRE ROAD.
“The Council of Supervisors is currently planned to consider adoption during their public hearing on October 15, 2025,” reads the personnel report.
Changes have been made since the Council of Supervisors had had their work session on 10 September and there is a summary of four pages that some of them displays:
- Every reference to the Charlottesville-Albemarle convention and the visitor’s office has been changed to “Local Visitors Bureau”. Who wanted that?
- A section was removed from the Growth Management Policy section that spoke about the border changes of the future development area. This started with the expression “when considering potential changes …”
- “Small houses” have been added to a description of what a “primary land use” could form. – A customer just asked me for small houses in Albemarle County. Glad I read this stuff!
- Information about exchanges in the countryside has been removed, just like an action that is called for the development of small area plans.
- There is now a potential action to consider a program “Transfer of Development Rights”
This is one of the last possibilities to influence a document that will reset the province’s policy when it comes into effect on January 1, 2026. If you are a resident of the province, or are interested in how this community will grow, look a look.
