If you are still worried about making a bidding war when you buy a house, you may be able to let something of that fear.
Although several situations, among other things, have not completely disappeared, they are not nearly as common as before. In fact A Recent survey shows agents only reported 1 in 5 houses (20%) received several offers in June 2025 nationally.
That is a year ago of almost 1 in 3 (31%) – and dramatically lower than in June 2023 (39%) (See the graph below):
This trend means that you have to undergo less competition when you buy. That gives you more time to make decisions and the possibility to negotiate on price or conditions.
It still depends on where you buy
National trends of course do not tell the full story. Local dynamics are important. Used this second graph Survey data by John Burns Research & Consulting (JBREC) and Preserve current (KCM) to break down things per region to prove how that is. It shows, although the proportion of houses that have several offers have fallen almost everywhere, some areas still see more offers than others:
In the Northeast, 34% of the houses (approximately 1 in 3) still receive several offers. That is more than the national average. But in SoutheastThat number drops to only 6%.
What’s behind the difference? In general, the areas that still see bidding wars have lower than normal inventory. That imbalance between buyers and available houses is busy prices and competition. But markets with more lists see the circumstances cool – and that means less bidding.
Sellers are more flexible than you may think
Here is another shift to show you how many things have changed. By one Redfin report, almost half of Sellers offer concessions, such as covering the closing costs of their buyer or reducing their asking price to be sold their home.
That is a clear sign that this is not the same ultra -competitive market that we saw a few years ago. At the time, sellers rarely endangered. And buyers often have apart from their inspection or assessment to try to make their offer stand out. Now things are different.
But again, how often this happens will vary based on where you want to buy. And that is why you need the expertise of a local agent.
Bottom Line
If concern about offering wars you stop, it might be time to take a look. The competition has fallen nationally. In some markets it has fallen considerably. And with more sellers who offer concessions, buyers nowadays have more strength and flexibility than they have had in a long time.
