Can you live without a car? Many will say ‘of course not!’, but what if you live next to a train station and your downtown office is served by one or more train lines? If you’re a young worker and don’t have family to travel around, that’s feasible, and for non-routine trips, there’s always e-reporting. This is actually very common elsewhere, and you don’t even have to look far for an example, just across the Causeway.
That’s the idea behind Transport Minister Anthony Loke’s suggestion to housing developers to reduce the number of parking spaces in new projects near public transport stations. He said a proposal has been submitted to the Ministry of Housing and Local Government (KPKT), noting that the current requirement of one or two parking spaces per apartment unit was one of the factors contributing to higher real estate prices.
“For projects near public transport stations such as the LRT or MRT, parking requirements could be reduced to encourage residents to use public transport,” he said at a press conference yesterday after overseeing the new Multiplex Land office building and the pre-launch of Residensi Alamanda Heights in Serdang, reported by Named.
The Seremban MP said several transit-oriented development (TOD) projects in Kuala Lumpur were allowed to apply for relaxation of parking requirements from local authorities. He reiterated that the proposal only applies to new developments and is primarily aimed at young residents living near urban rail networks.

“If they live close to public transport stations, the need to own a car may be lower. This can also help reduce their cost of living,” Loke said, adding that the initiative is intended to support a long-term shift towards a lifestyle more dependent on public transport.

Looking back, it wasn’t that easy to do this when I was a young commuter – there weren’t many train lines (Star LRT, Putra LRT, KTM, that’s it) and programs like My50, where a whole month of public transport rides cost just RM50, didn’t exist. The money you save on a tool trolley can be put into one tube for the down payment on a first home. On the other hand, many young people today have a car waiting for them to pick up their car readand when the time comes, so will daddy to help in that first house.
By the way, the image above is of Residensi Far East, which is literally connected to Kuchai MRT station. TTDI Ascencia is another perfect example of a TOD, but that is on the higher end of the condo scale. Lili Apartment is a Rumawip across the street from Kuchai MRT, so there are affordable options, and this one is just two stations away from TRX.
