Australian residential developer Chanine Developments has announced the launch of its debut project in Queensland, Solmare.

Solmare is located on a stretch of beach at the north end of Palm Beach and consists of half and full floor homes.

Marwan Chanine, director of Chanine Developments, said the development was delivered with uncompromising sophistication.

“A groundbreaking collaboration between Chanine Developments, CDArchitects and MXM Design Studio, the fluid modernism of Solmare’s architecture is based on the interplay of natural elements that shape the coastline, while inside, coastal light and landscape are distilled into radiant, richly indulgent interiors,” he said.

Half and full floor homes cost from $4.05 million in Chanine Developments’ Solmare project at The Esplanade in Palm Beach.

“From the start, our vision for Solmare was to create something timeless – a design that feels deeply connected to its environment.

“CDArchitects and MXM Design Studio shared that ambition, and together we have created a lifestyle address that epitomizes coastal luxury at its best.”

Mr Chanine said each Solmare residence is designed to enhance the sensory experience of seaside living.

“Expansive glazing frames provide uninterrupted views to the horizon, while generous ocean-view balconies extend the living space outdoors and invite you into the daily rhythm from the beach to home,” he said.

Two private levels offer a suite of resident amenities, with a pool terrace, open-air retreat, communal dining and lounge area, surrounded by tropical planting, on the ground floor.

“Internal planning emphasizes openness and flow, allowing natural light and sea breezes to bring every room to life.

“Curved shapes and organic materials reflect the sculptural language of the architecture, while softly luminous surfaces in stone, wood and brushed metal create an atmosphere that changes by the hour – evoking a tranquil sense of retreat from sunrise to sunset.”

Mr Chanine said Solmare offers an exceptional range of amenities for residents on two private levels, designed to promote wellbeing and connection.

“Surrounded by lush tropical foliage, the ground floor pool terrace is a tranquil open-air retreat, with a communal dining and lounge area providing an inviting setting for relaxed gatherings,” he said.

A dedicated wellness floor provides a serene space for exercise and renewal, with a fully equipped gym, sauna and cold plunge suite.

“In addition, a dedicated wellness floor provides a serene space for movement and renewal, with a fully equipped gym, sauna and cold plunge suite reflecting the project’s focus on balance and vitality.”

Jamie-Lee Edwards, director of sales and marketing agency JLE Projects, said Solmare represented a rare opportunity to secure an oceanfront home of exceptional caliber.

“These sublime homes at 440 The Esplanade capture everything people imagine when they think of seaside living,” she said.

“You can walk straight from your home onto the sand and still enjoy the privacy, craftsmanship and amenities of a world-class residential project. It is a unique offering for Palm Beach.”

Chanine Developments, CDArchitects and MXM Design Studio collaborated on Solmare’s architecture, which is based on the interplay of natural elements that shape the coastline.

Initial construction work is now underway, with prices for half-storey homes starting from $4.05 million.

Mr Chanine said Solmare builds on the success of Florian – under construction on Sydney’s Bellevue Hill – marking an inspired first step in Chanine Developments’ expansion into Queensland, cementing the company’s reputation for creating innovative residential environments and architecturally significant landmarks.

“Solmare represents a natural evolution for us as a company,” he said. “It brings our design philosophy to one of Australia’s most sought-after beach locations, combining architectural integrity with a lifestyle defined by wellbeing, connection and tranquility.”
