Making the most of the views and being inspired by nature are key features of coastal design – and these elements are much easier to bring to life if you choose the right location.
On the NSW south coast, pristine waterfront communities such as Shell Cove are attracting buyers’ attention.
In October alone, almost 2000 buyers searched for property in Shell Cove on realestate.com.au, with the average house price increasing by 7.9% compared to the previous year.
Interior designer Darren Palmer says there is one location that stands out for its design potential The waterfront at Shell Cove.
“Along this coastline, opportunities like this don’t come along often – in fact, they almost never do – absolute waterfront land, nestled between the white sands of Shellharbour South Beach and the glorious new Shellharbour Marina, ready for you to create your dream home in one of the most breathtaking parts of NSW,” he says.
A rare coastal opportunity
Located just 90km from southern Sydney and 22km from Wollongong, Shell Cove has been carefully planned by Shellharbour City Council in partnership with Frasers Property Australia.
In the Shell Cove Peninsula Precinct, buyers can secure registered, ready-to-build waterfront land – a prospect that combines natural beauty with a vibrant marina lifestyle.
“What drew me here was the potential: the opportunity to design something truly personal, framed by nature and with a sense of community that you won’t find anywhere else,” says Palmer.
Home designer Nadine Ryan of NadineK Design, who has worked with several clients in Shell Cove and also opted to build there herself, says the area’s wide blocks and flexible building heights open up a world of possibilities.
“There are no floor area ratio requirements, so even if you have a 450 square meter block you can create up to 750 square meters of living space,” she says.
Buyers range from families and smaller folks to Sydney holidaymakers arriving by boat and docking at the marina for a weekend getaway.
Darren Palmer’s tips for designing your coastal dream
1. Make it personal
Palmer believes that a dream home on the coast doesn’t have to be ‘grand’, but it does have to be ‘yours’.
Your vision is everything, whether that’s an intimate retreat or a vibrant focal point for family and friends.
“It could be a backyard that opens onto the coast, rooms full of light, a house that changes with the seasons and connects you to the outdoors,” he says.
Think about how you want your home to feel and let that inform your design decisions.
2. Get inspiration from nature
The coastal environment provides a ready-made mood board for colours, textures and finishes.
“It can be inspired by sand, coral or sea foam – or you can look at the shrub and use eucalyptus green, soft gray and earthy brown,” says Palmer.
Materials such as wood, stone and linen not only reflect the environment, but can also ensure that your home ages beautifully and remains in sync with its surroundings.
Drawing inspiration from the coastal landscape can help bring the beautiful views into your home.
3. Adapt the layout to your lifestyle
Ryan says the home’s design should reflect who will live there and how they want to enjoy the space every day.
“Do you want upside-down living with a kitchen and dining room upstairs to enjoy the views? Or a loft space with a kitchenette and guest bed? Think about whether you want a pool, a garden or even an elevator for future accessibility,” she says.
Think about guests, family changes over time, and how you will host your guests: all of this will influence how your layout works now and in the future.
4. Create spaces that delight
Memorable homes often have a feature that sparks joy every time you use it.
“You may want an inner sanctuary, such as an atrium courtyard visible from the shower, with a beautiful olive tree. The sky is the limit,” says Ryan.
These personal touches can transform a home from a simple structure into a valuable retreat that reflects your personality.
Smart interior design and personalized aesthetics can turn a house into a home you love.
Live the marina lifestyle
Residents of The Waterfront, Shell Cove will be just a stone’s throw from the new Shellharbour Marina – a 270-berth hub surrounded by shops, harborside restaurants, cafes, parks and green open spaces.
“What stands here today is the result of vision, planning and heritage buildings that have elevated the quality of real estate in the region,” says Palmer.
Nearby, residents can enjoy recreation at the Links Golf Course, Killalea Regional Park, children’s beach, playgrounds, walking trails and cycle paths – all within easy reach.
The Crowne Plaza Shell Cove Marina hotel will also open in early 2026, meaning residents of The Waterfront, Shell Cove will have access to even more world-class dining options, as well as convenient nearby accommodation for visiting friends and family.
For Ryan, the appeal of Shell Cove is so great that she has bought her own block and will build her Aqua design house there.
“You can go to the marina for fish and chips, still fish at 9pm in the summer and feel safe, with the tavern music in the background. You really get into the lifestyle,” she says.
