Large sidewalks, vast veranda and garages that are neatly hidden behind houses, are three characteristics of the traditional neighborhood design in Newfield, Palm City, FLA.
Mattamy Homes
Knight Kiplinger has dreamed for years to create a traditional neighborhood development (TND) before he once got the chance to realize his vision. When that opportunity occurred in 2017, he announced plans to create what he calls ‘a complete’, called Newfield, with a lot of open space and a large working farm. The site he chose was Palm City, Fla., Immediately southwest of Stuart, where the Kiplinger of Financial Journalism had had lands for four decades.
The anti-development history of Martin County has a fast and certain rejection by the County Commission Overspone. But after Kiplinger met for two years with residents, explained his concept and was convinced of his superiority of conventional proposed developmental development that usually witnessed in Florida, it was unthinkable.
“Due to a strong explanatory outreach effort, the audience in Martin County embraced my newfield vision,” says Kiplinger. “In 2018, the province approved an important change of destination and created the creation of a new category of mixed use and my Masterite plan for Newfield.”
A number of national developers and builders showed interest, partly because “it is rare property that has 4,200 units [of housing] Completely entitled, when approved lots are scarce in America and the demand for Homebuyer is strong, “says Kiplinger.
In 2022, private North American home builder Mattamy Homes came in a total of Newfield and spent the following years on designing model homes, creating Newfield Farm on a more than 100 hectare site, improving an existing trail system, the creation of Sidctuaryer in the Tortoise Tortoise in the Tortoise Tortoise. Kiplinger no longer plays a formal role in Newfield, except to serve as a spokesperson and ambassador for the community he had planned.
Rare combination
Numerous agri -hoods exist throughout the country, emphasized by places such as Serenbe, a wellness community southwest of Atlanta, Ga., Tied between meadows and preserved forests where a 25 -hectare biological farm generates more than 300 types of fruit and vegetables. Other examples: Aria Denver of Arizona and Aria Denver in Colorado.
Likewise, TND’s seem national. Consider Kentlands, a community in Gaithersburg, MD. That was one of the first to embrace a TND, with highly walkable street books, a traditional neighborhood structure, a mix of use and a strong emphasis on the community. Others include the celebration of Florida and the NewPoint of South Carolina.
Agrios that are also TNDs seem to be less common. Kiplinger reports that he knows no other agriuid community of the Newfield size, that 1,000 developed hectares surrounded by and with 2,400 hectares of open space (much of it in the Kiplinger Conservancy and as large community farm such as that 100-plus hectare of real agricultural land.
The idea of an agri -hood with a walkable city center, safe sidewalks on which children can play, garages behind houses, front porters that encourage interaction between homeowners and passing neighbors, and a mix of types, including loose houses, mansions and small apartment buildings, have shown robust attraction.
“TND not only appeals to young families, but also on empty litterers who want to shrink to a smaller house with less garden and retain a friendly proximity to neighbors,” says Kiplinger. “Many older home buyers do not want to live in an age restricted, 55-plus community surrounded by people of their own age. Like I, they want a multi-generation community with young families, singles, children and older people, all mixed together and enjoy each other’s company. That is Newfield.”
Apart
The first residential village of Newfield, Rosette Park, launched closures earlier this year. Houses offer a variety of maps and start in the $ 400,000. All houses have open layouts, versatile flex rooms and seamless living spaces indoors.
According to Dan Grosswald, president of the Southeast -Florida division of Mattamy Homes, nowadays house buyers now look beyond square meters in search of houses that offer a sense of place, as well as connection and experiences. “Newfield is apart because it redefines what living in the suburbs can look like,” he says. “More walkable, more connected to nature and more inclusive. We were attracted by the Vision Knight Kiplinger for a community that honors the history of the country, while building for the future.”
