Combining an agri -hood with traditional neighborhood development

Knight Kiplinger has dreamed for years to create a traditional neighborhood development (TND) before he once got the chance to realize his vision. When that opportunity occurred in 2017, he announced plans to create what he calls ‘a complete’, called Newfield, with a lot of open space and a large working farm. The site he chose was Palm City, Fla., Immediately southwest of Stuart, where the Kiplinger of Financial Journalism had had lands for four decades.

The anti-development history of Martin County has a fast and certain rejection by the County Commission Overspone. But after Kiplinger met for two years with residents, explained his concept and was convinced of his superiority of conventional proposed developmental development that usually witnessed in Florida, it was unthinkable.

“Due to a strong explanatory outreach effort, the audience in Martin County embraced my newfield vision,” says Kiplinger. “In 2018, the province approved an important change of destination and created the creation of a new category of mixed use and my Masterite plan for Newfield.”

Kiplinger no longer plays a formal role in Newfield, except to serve as a spokesperson and ambassador for the community he had planned.

Rare combination

Agrios that are also TNDs seem to be less common. Kiplinger reports that he knows no other agriuid community of the Newfield size, that 1,000 developed hectares surrounded by and with 2,400 hectares of open space (much of it in the Kiplinger Conservancy and as large community farm such as that 100-plus hectare of real agricultural land.

The idea of ​​an agri -hood with a walkable city center, safe sidewalks on which children can play, garages behind houses, front porters that encourage interaction between homeowners and passing neighbors, and a mix of types, including loose houses, mansions and small apartment buildings, have shown robust attraction.

“TND not only appeals to young families, but also on empty litterers who want to shrink to a smaller house with less garden and retain a friendly proximity to neighbors,” says Kiplinger. “Many older home buyers do not want to live in an age restricted, 55-plus community surrounded by people of their own age. Like I, they want a multi-generation community with young families, singles, children and older people, all mixed together and enjoy each other’s company. That is Newfield.”
