Bend real estate markets but don’t break

After two years of “lock-in effect”, where sellers held up for lower mortgage interest, many decided not to wait any longer. Inventory for sale is higher 20.3% in the past yearWhile sellers throw in the towel.

That has caused flat price growth in some housing markets in the past year and the modest price drops in others. Consider it a arrears correction after the rising prices during and after the pandemic.

Commercial real estate is not done so well. Have values fell by 20-30% For many types of commercial real estate in the past three years – comparable to the decrease in house prices during the home crisis in 2008.

That has caused enormous problems for some owners, but equally great opportunities for buyers.

We have seen this in our own investments in the Co-investing club. Some investments from 2022 are struggling. And we have seen a number of incredible deals about real estate in which we have invested in the past year, with operators who buy huge discounts from ailing sellers.

That is how investing goes. Good markets for buying bad markets for sales and vice versa.

Dollar costs

You have probably heard the term dollar costs on average in stock investment: buy with regular intervals, regardless of what is happening on the market.

I do this with my own stock investments. My Robo advisor (I use Schwabs) gets money out of my checking account every week and automatically invests it for me.

And I do this with my investments in real estate. Every month I invest $ 5,000 (or more if I have it) in a passive investment together with the co-investment club.

I don’t time the market. But if I did, I would say that this is a good time to buy/invest and a bad time to sell.
