A brand new, off-grid complex less than 30 minutes from Byron Bay is giving buyers the chance to live like Hollywood royalty at a fraction of the price.
Designed by renowned local architect Harley Graham – who has worked with all three Hemsworth brothers in their expansive Byron portfolios – the estate boasts a long list of luxury amenities; from the wellness pavilion to the gold-plated pizza oven, to the fully automated toilets for $5,000 each (there are five).
Surrounded by rainforest and avocado plantations outside the sleepy town of Alstonville, the former macadamia farm’s elevated position on a high plateau offers 180-degree views from Lennox Head to Evans Head.
A beachfront home like this could fetch more than $30 million, according to real estate agent Matthew Skene, who said the massive 1,200-square-foot home is designed to withstand generations.

“The seller is an entrepreneur, this would be his holiday home,” Mr Skene told realestate.com.au.
“He is a visionary who has worked exceptionally well with architect Harley Graham, probably the most renowned architect in this region.

“He has other projects that he’s getting involved in and he just didn’t think he was getting as much use out of them. That’s the reason for the sale.”
With a guide price of $12 to $13 million, 176 Leadbeatters Lane will break the city’s current price record “by a mile,” although that’s just a fraction of what properties of this caliber are offering for sale in nearby regions.

And the locals are starting to take notice.
“Alstonville is definitely a city that is becoming more and more on the map,” Skene said.
“It’s 25 to 28 minutes to Byron beach,” he said. ‘There is talk of flooding [of buyers] of Byron, 100 percent.”

According to PropTrack, home prices in Alstonville have increased 13% in the past 12 months, and 66% in five years.
“Alstonville has a really nice community atmosphere. There are a lot of young families moving to the area because it is a bit more affordable.
“There is an incredible sporting community, schools, it is 15 minutes to Ballina airport and the beaches are also 15 minutes away.”

At the entrance to the 100-acre estate, buyers are greeted by a large willow tree before traveling along a tree-lined, reinforced bitumen road. There are buggy trails and natural creeks woven throughout the landscape.
The five-bedroom house is built entirely of high-density solid concrete. In fact, every material – down to the marine-grade lighting fixtures – has been chosen to withstand coastal conditions without corrosion.
There is no compromise on sustainability over luxury; from the modern stone fireplace to the bespoke joinery, wine cellar and entertainers kitchen, everything is of high quality.

Individually themed bathrooms feel like a boutique hotel, with underfloor heating throughout and a breathtaking marble bath, cut from one solid block and tapped into place.
Large floor-to-ceiling glass doors disappear into the wall, creating a seamless connection to the outdoor entertainer’s terrace, complete with infinity pool, gold-domed pizza oven and integrated teppanyaki bar with hidden gas pipes.
There is a wellness pavilion with fitness room, infrared sauna, steam bath, ice bath, wellness lounge and a hidden bunker.

And while a four-car garage provides ample storage for a collection of luxury cars, those who fly by helicopter may like to make use of a versatile large shed that can double as a hangar.
“Everything has been thought of,” says Skene. “There are no electricity costs, it’s all off the grid.”

The property is powered by a large solar and battery system, and boreholes drilled through 120 meters of basalt rock provide an “irreplaceable source” of pure artesian mineral water straight from the artesian basin – so you drink and shower in the “purist water of the planet”.
“The owner was really interested in this house he was designing for his wife and two small boys. He intended to use this as a holiday home for a long time,” Mr Skene said.

“That’s the beauty of having an architect, builder and owner with the money that can be on site, working together to come up with ideas on site, and I think that’s really reflected in this property.
“It has not been lived in. The dishwasher is there, the stove has never been used and it is ready to go to a new owner.”
