Brahma Lodge home sale sets new price record in suburbs – realestate.com.au

A 1950s house has raised the bar for Brahma Lodge, with its sale almost the first to break the $1 million barrier in the northern suburb.

The three-bedroom house at 12 Eastview St sold under the hammer for $935,000, breaking the suburb’s record sales price by $85,000.

According to property records, the highest residential sale for a single home in Brahma Lodge was set by the property at 15 Gregory St when it sold for $850,000 in September last year.

There have been several other higher sales in the suburb, but they involve multiple properties, the data shows.

The Brahma Lodge property at 12 Eastview St has set a new sales price record for its suburb.


The potential to be subdivided, retaining the existing house and developing the rear half of the property, was attractive to potential buyers.


A developer bought the house for $935,000.


The Eastview St house, built circa 1959, is on a 920 sqm block with subdivision potential and two barns.

Ray White Salisbury director Justin Irving, who sold the property with Tamika Cooke, said the subdivision potential of the subdivision was part of the appeal.

There were 18 potential buyers who had registered to bid on the house at auction, six of whom made one, Mr Irving said.

He said a developer who planned to subdivide the land but keep the house and build on the back of the property had bought it.

The sale eclipses the previous record price for Brahma Lodge, which was $850,000.


The house has three bedrooms and one bathroom.


It was built in the 1950s.


“It was a little unique because the house could potentially be kept at the front and cut off at the back,” he said.

“You can create a title, put up your fence and sell your block if you want.

“The front house was in fair condition – I think the grandfather (in the family that owned it) built it.”

Mr Irving said most properties these days are too close together to justify selling the rear part of larger allotments, but this property had just enough room to the side for a driveway.

According to the latest data from PropTrack, the median home price in Brahma Lodge is $647,500.
