Beyonce and Jay-Z are going to use a loophole in rich people’s planning to build a huge estate in Britain.
The couple are said to have bought a 58-acre plot in the Cotswolds for their country home. The sun reports.
On land there is an abandoned hut near an algae-filled lake. Permission has been granted for a spectacular seven-bedroom property.
Development is permitted under a special exemption clause in the government’s National Planning Policy Framework.
It gives permission for new homes in rural areas where planning is usually refused.
To qualify, the design must be of “exceptional quality… truly outstanding, and reflect the highest standards in architecture.”
It has been dubbed the “rich person clause” because of the millions of pounds needed to get around the regular restrictions.

Planning permission for the development on the edge of Wigginton, Oxon, was granted in 2021, but work never started.
The plot was later put on the market for £7.5 million ($A15 million) with the attached consent and has been sold – with Texas Hold ‘Em singer Beyonce, 44, and 99 Problems rapper Jay-Z, 56, believed to be the buyers.
The property listing read: “Oxpens is totally unique. The location for the new house is at the start of a long driveway that winds through beautiful countryside to a magical woodland lake.
“The start of the ride is on the edge of the sought after village of Wigginton and a very short distance from Soho Farmhouse.
“Permission has been granted to create a large modern home that will partly rise above the private lake, have incredible room volumes throughout, will be exceptionally light and have beautiful views over the countryside.
“The position and the permission are unprecedented.”

Beyonce, Jay-Z and their children live in California, but have made several trips to the area.
Stars Jeremy Clarkson, Claudia Winkleman and David and Victoria Beckham live nearby.
But locals are concerned about the influx of A-listers and say they don’t want limousines or paparazzi ‘swimming’ through the village.
A resident who moved there twelve years ago told the Daily mail: “I couldn’t believe they bought what it is – it’s a cabin.
“It’s such a beautiful, quiet village that you don’t want a lot of black limousines driving up and down the road because they’ll have a lot of police escorts.
“My grandson will love having them come here.
“Houses will rise dramatically in price and it is already a very expensive area to live in due to its location in the Cotswolds.
“I think it will change the town. I’ve already gotten texts from a lot of people saying ‘oh god, you have a new neighbor’.”

Another local resident who recently moved in with her family told the outlet that she hopes the village won’t be “full of helicopters and paparazzi.”
She said she lived in LA and moved to Wigginton for a “quieter life.”
“I think it’s kind of funny that we left LA because it was just a world that revolved around the entertainment industry and celebrities, and now it’s here too,” she said.
“I welcome everyone. I think this area lacks diversity, so I’m all for it.
“I love Beyoncé, she’s amazing.”
A resident identified as David, 71, told the Daily Mail: “I don’t know much about Beyonce. Everyone has looked her up to see what she is like.
“I don’t think it will make much difference because we already have David Beckham and Claudia Winkleman, all the people are here. It’s another one, isn’t it?”
