This Balwyn North Home with four bedrooms in the valued Balwyn High School zone sold for $ 2,975 million after a brightly disputed six-bidder auction.
A six-way auction showdown has seen a Balwyn North Home on one level for $ 2.975 million, at the top of the Melbourne auction results at the top of the Proptrack Weekend auction results.
The impeccably maintained house on 9 Macedon Ave attracted a crowd of around 60 spectators and led to fierce competition from both families and down sizers, with six bidders who push much further.
The campaign traveled nearly 100 groups, many pulled through its rare mix of low -maintenance luxury, flexible life and the proximity of both North Balwyn Village and the Balwyn High School Zone, one of the most coveted electricity areas in the city.

Fletcher’s Balwyn director Daiman Kane said that the house “was moving as it was” and had not changed owner in more than 20 years.
“It was very competitive, the moment the bid opened was the game,” said Mr Kane.
“It is a beautifully preserved house with one owner, within walking distance of shops, cafĆ©s, trams and one of the best public schools in Melbourne. That kind of package simply does not often occur.”
The kitchen covered with granite is equipped with SMEG and Miele devices, a walk-in pantry and abundant storage, ideal for family entertainment or luxurious luxury.
One of the three bathrooms in the house, this stylish ensuite combines spacious proportions with a spa bath and slim stone finishes.
The map on one level was another major pulling force, especially for buyers who were looking for Downsizer-friendly life without sacrificing space or lifestyle.
The house includes four bedrooms, three bathrooms and several indoor-outdoor living zones, including a terrace in front of Alfresco, surrounded by lush gardens, a water feature and a mini-well green.
Inside, parquetry floors frame the open family zone, anchored by a granite kitchen with SMEG and Miele devices, a walk-in pantry and abundant storage.
A lush landscaped garden with a water function, Alfresco Terrace and Firepit creates the perfect background for outside entertainment throughout the year.
Two spacious large bedrooms, both with walk-in robes and private and suites, are aimed at downsizers or multigenerational families in style.
Kane said there was not a cent to spend on the house.
“The buyers thought it was great that they could go inside right away and enjoy everything, no Reno’s, no compromises,” he said.
The winning bidder, a single woman who shrinks from a larger house, was looking for the right home in the area and “acted quickly” as soon as she found it.
A flexible bedroom can easily be converted into a study or retreat, ideal for external employees or those who need a quiet creative space.
“She was absolutely ecstatic – and rightly so,” said Mr Kane.
“For a down sizer who still wants space, garden and walkability, this was the perfect match.”
The director of the Fletchers Balwyn said that the result was a clear signal that Quality Assessments are scarce and buyers are willing to extend for the right home.
“Winter actually turns out to be a good time to sell,” said Kane.
The beautifully maintained back garden includes sculptural plantations, a mini that places green and private spaces to relax or host guests.
“There is less on the market, but the copper pole is still strong and good houses are being picked up quickly.”
With a potential interest rate that was tipped by the reserve bank next month, Mr Kane said that momentum was building in the established suburbs of Melbourne.
“If you are a buyer waiting for the perfect conditions, this can be your window,” he said.
“Trust is certainly returning, and we see that already reflected in competition and results.”
The open kitchen, eating and living zone effortlessly flows to the back terrace and combines indoor luxury with a quiet outdoor vibe.
Proptrack data show that Melbourne’s home values increased by 1 percent in June, with the urgency of the buyer and low stock levels that combine to stimulate strong winter freedom percentages, a trend that is expected to accelerate in the spring.
“You can really feel that the energy is starting to shift,” said Mr Kane.
“We are aware and there is still time to catch the wave.”
