Named House of the Year at the 2014 HIA Victorian Regional Awards, Marhaba is a floating home offering luxury living on a 1.29 hectare estate on the Mornington Peninsula.
But more than 15 years ago, 36A Callanans Rd, Red Hill, looked very different: a plot of land that the sellers believed was the environment where they could build their dream home.
“The land offered flexibility, allowing us to meet all our needs,” the sellers said.
“From the highest point, the views of the Western Harbor added to the attraction.”
Working with Andrew and Sally Bartholomeuz, architects and interior designers from Saaj Design, the sellers made that dream a reality and construction was completed in July 2013.
“The Saaj team was very attentive to our needs and kept us informed every step of the way,” the sellers said.
“They had a great team with a lot of ingenuity. Together we appointed Brynor as builder. Sam Norris was the lead builder and was and remains interested in the project.”

A floating home in Red Hill offers luxury living on a 1.29-hectare estate on the Mornington Peninsula.
The house was named House of the Year at the 2014 HIA Victorian Regional Awards.
The amenities, including the tennis court, enhance the property’s award-winning status
The house itself is striking, with a modern exterior that embraces the natural environment.
“The location of the house high on the block, with the suggestion that it floats, was very attractive,” the sellers said.
“The color choice matched the environment well.”
Inside, floor-to-ceiling windows further capture the surrounding bushland and vineyards, while high-quality fixtures and materials create a sense of luxury.
“The main features of the house are its open plan layout with large windows overlooking the block,” the sellers said.
“All fixtures and materials used are of the highest quality.
“They were chosen by us and approved by the architects and builder. The quality of the equipment ensured that the house could achieve its potential.”
This potential lends itself to entertainment, the sellers say, with thoughtful features designed for this purpose.
“The butler’s pantry provides a complete kitchen where preparation and cooking can be accomplished without obstructing the living space,” the sellers explained.

The four-bedroom home has a price guide of $7 million to $7.7 million.
The indoor-outdoor flow connecting the indoor kitchen/dining room to the outdoor living area and outdoor kitchen further contributes to this, while additional outdoor amenities – notably a mosaic swimming pool, a two-car garage, a work shed and a tennis court – enhance the property’s award-winning status.
“The outdoor spaces complement the house. The colors of the pool match the exterior colors,” the sellers said.
The location is also a draw.
“Red Hill is a unique place to live,” the sellers said.
“We are fortunate to live here. The access to the Red Hill Merrick Track is a bonus. It provides a quiet, peaceful living environment.”
