August 2025 Madison Area Condo Report

The Condo prices of Dane County were lower in August 2 of the 3 measures, while the inventory continued to grow. Here is our transparent view of the August Madison Area Condo Market, along with our year-to-date evaluation of the first 8 months of the year.

Note that all our statistics come from the MLS database in South Central Wisconsin.

Dane County Condo Prices

Condo prices of Augustus Dane County

  • The price per square foot rose from $ 229 in August 2024 to $ 230 in August 2025, an increase of 1 percent.
  • The median price fell from $ 321,250 to $ 317,250, a decrease of 1 percent.
  • The average price fell from $ 372,564 to $ 360,878, a decrease of 3 percent.

Year-to-date condo prizes until August

  • The price per square foot grew from $ 228 in the first 8 months from 2024 to $ 236 in the first 8 months of 2025, an increase of 3 percent.
  • The median price on an annual basis grew from $ 307,000 to $ 328,900, an increase of 7 percent.
  • The average price of year-to-date grew from $ 342,261 to $ 368,399, an increase of 8 percent.

Some notes about prices

Note from the graph above that the Condo price per square foot in 2025 (the orange line) closely followed this last 3 months with the price per square foot in 2024 (the black line). Because the inventory has grown here in Madison and Dane County, the price growth has been moderated. Here is more perspective on some of the recent trends that we have observed on the real estate market of Madison Area.
