Affordable homes at Boerum Hill Parking Lot are going ahead

A parking space in the city in one of the most expensive areas of Brooklyn will be affordable homes, community space and a job training center.

Developers have been selected and details are released for the development of the second of two long void parking spaces in Boerum Hill. The coming building in one of the most expensive neighborhoods in Brooklyn will contain affordable apartments, community space and track training center.

The parking lot of 11,500 square feet in the city in 153 Nevins Street will be 70 affordable, rent-stabilized houses, the city department of the preservation and development of homes announced last week. The news is on the heels of NYC Housing Week 2025, where the city announced a record production of new affordable rental properties and supporting apartments for previously homeless households.

The development team consists of the non -profit Fifth Avenue committee, which will act as the only and main developer of the project, and Magnusson Architecture and Planning PC (Map Architects), which will follow the architectural design of the new building.

“To combat the home crisis, every piece under -utilized city country must be unlocked to offer safe and healthy affordable housing,” said Vice mayor Adolfo CarriĂłn Jr. rack. “That is why transforming a parking space into affordable homes and a track center that will offer employee training and services to the Boerum Hill community is the right thing to do. The building will include affordable housing for those who are confronted with housing university and will give priority to two and three bedrooms apartments. About 21 of the 70 new units will be reserved for previously homeless families and individuals, while the remaining 49 will be available through an affordable housing lottery NYC HOUSING CONNECT. Details of affordability levels are not yet available.

Building facilities for future residents include a community room on the ground floor, in building washing facilities, a rehearsal room, bicycle storage and a back garden with seats and outdoor playgrounds.

The plans also include use on the ground floor to help build the community in the area. The planned community space of the building will be a place for residents to collect, to organize and work or play meetings. It opens for a hometown with play and seats.

The development will contain an emergency generator that ensures the construction of lifts, WiFi and continue to run during power outages. In the case of an emergency or loss of electricity, the community space will act as a refuge that is heated and cooled by the generator and will offer forerunners for charging mobile phones and refrigerators to cool any critical medicines.

Renderings that was released last week show a nine -storey brickwork building with large windows and a cornice in shades of light gray and brown. At the street level, the building is pedestrian-friendly with high ceilings, floor-to-ceiling windows and releasing awnings over doors.

In collaboration with FAC, Brooklyn Workforce Innovations will use 3000 square feet of the space for community facility for classes and training sessions, so that unemployed and low-income New Yorkers can acquire the skills they need to establish permanent careers. BWI will also handle the architectural millwork for the project and produce locally sustainable cabinets that will be used throughout the building.

The city’s request for proposals for the project was issued in 2023. Another parking space in the city, located on 108-114 3rd Avenue between the Bergen and Wyckoff streets, will be Senior Affordable Homes with 68 Apartments.

As the project on NevinT Street goes ahead, the development team will collaborate with HPD to communicate updates to stakeholders of the community – including community boards 2 and 6 – obtain the necessary public approvals for the project and the secure financing before construction can begin.
