Adelaide had just 11 suburbs in its ‘million dollar club’ a decade ago – that has expanded to almost 150 today.
The latest data from PropTrack shows that there are now 147 suburbs with a median home price of $1 million or more.
Unley Park was the most expensive suburb in 2015, with an average of $1,692,500, followed by College Park ($1,457,500) and Medindie ($1,352 million).
Those suburbs still hold the top three, just in a different order: Medindie leads with an average of $3.29 million, then Unley ($2,850,500) and College Park ($2,782,500).
Medindie is Adelaide’s most expensive suburb.
Industry leaders say it is thanks to price growth over the past five years, since the Covid pandemic, that the once exclusive group has expanded so much.
Andrea Heading, CEO of the Real Estate Institute of South Australia, said Covid not only stimulated this, but “accelerated it”.
She said returning expats and other interstate residents who moved to Adelaide to escape lockdown during the pandemic were largely responsible for the growth.
Unley Park is Adelaide’s second most expensive suburb.
“They drove it based on the fact that they were selling for a good price where they came from, and when they bought a similar property here it was significantly less,” Ms Heading said.
Strong demand for limited supply following the Covid-19 crisis continued to push up prices, she said.
“The fewer there are, the more competitive it becomes, which also drives up prices,” Heading said.
She said the number of properties with an average price of more than $1 million was “not surprising.”

“The median continues to rise every quarter – not even up, some years it has risen quite high,” Ms Heading said.
“It will still increase.
“Unless extreme events occur, it should continue to rise, but not dramatically.”
Turner Real Estate director Lachlan Turner said both houses and apartments continued to show strong growth, reaffirming the city’s reputation as “one of Australia’s most stable and affordable markets”.
With listings tight and buyer demand still strong, he said the year would be another strong one for Adelaide.
