Wilsonville, Oregon Real Estate Market Update and 2025 Forecast

Each month we highlight a Portland suburb and take a closer look at the real estate market. This month we pay attention to Wilsonville. About 17 Miles south of downtown Portland, along the Willamette River, Wilsonville is a gateway to the Willamette Valley nurseries, vineyards and agricultural landswhere you can escape big city life while having easy access to Portland via I-5. It is appreciated for its 27 outdoor recreation areas, including natural parks And water featuresand is referred to as a Willamette River Water Trail partner. Additionally, the city is home to the region’s only indoor and outdoor entertainment center, Bullwinkles Entertainment.

Residents advantage of vacancies at technology companies and slightly lower property tax rates. The Oregon Institute of Technology offers higher education as Oregon’s only polytechnic university.

Wilsonville, Oregon, inventory is high

In Wilsonville and Greater Portland, we typically see a surge in inventory in the spring, which peaks around October or November and then declines until the following spring. From October we will see some changes. Stocks in Wilsonville continue to rise, while Portland has started a slow downward turn.

Wilsonville experienced a low inventory dip from December 2024 to March 2025, leaving the city well below the inventory levels of the previous two years. The deep low then turned into a steep rise, sending inventories much higher than in previous years. Wilsonville’s current inventory is 77 versus last year’s 59.

Since Wilsonville is not in line with previous trends, we don’t have a clear picture of when inventory will begin to taper off to normal levels, but if history is any guide, it should start soon, while still continuing the Portland trend of the fall, which benefits buyers and benefits spring for sellers (low inventory and higher buyer demand).

Wilsonville, Oregon Real estate prices are stagnant

In our more than 20 years of real estate experience, we have found that price per square foot is the best determination of home value in and around Portland. This year we are seeing a price drop in Wilsonville. The current total of $301 is down from $305 from 2024 and $307 from 2023.

Greater Portland has seen a similar trend, but with higher values. Portland’s average is $311, while Wilsonville is $301. The lower amounts mean lower purchasing options for buyers.

Wilsonville, Oregon Average days on market are getting longer

Typically in Wilsonville we see an increase in days on market from May through the following February or March, with a brief plateau around late September or October. Just as with the inventory, we see a shift compared to the norm. The average number of days on market has decreased since May, reflecting growing demand at a typically milder time of year.

This follows a sharp increase in days that coincided with the inventory drop earlier this year, due to a weak market. The unexpected drop in market days since May could be a rebound effect and is even more promising due to higher than normal inventories.

In terms of longer trends, listings continue to take longer to sell year over year, which is in line with inventory increases and a slight decline in home prices. Portland sees a similar trend of slightly higher days on market year over year.

Wilsonville, Oregon 2025 Real Estate Forecast
