Tired of her mean girls’ roommates, Rachel moved back home to save to buy a place in NYC. She discovered that she could stretch her budget in Sunnyside, where she scored a renovated cooperative sponsor unit. Here her story is told Kelly Kreth.
I was born and raised in East Meadow, New York. It is a diverse area on the south coast of Long Island with some chain shops, small companies and a decent school district.
My parent bought their house when they were married in the twenties. It is a split level with four bedrooms with four bedrooms and three bathrooms. They have renovated several times over the years and made the house more modern. My father is a contractor, so he is very special and can repair most things.

I think the location is ideal: only 40 minutes to Manhattan and 20 minutes from the beach, and not too far from eastern Long Island, where a ton can be done. I don’t like driving, but you definitely need a car to live on Long Island.
I am a vegan and my favorite place for healthy eating is Feeds your body In Hicksville. I also like bagels and my favorite places are Long Island Bagel Cafe In Bellmore and Bagel Chalet in Merrick. My favorite deli’s are Amia’s Deli In East Meadow and Maple Street Deli in Islip – Formerly known as Kleiber’s Deli; It’s far but worth the drive.
Why she decided to move
East Meadow was a great place to grow up, but it does not fit exactly in the lifestyle that I now want for my late 1920s.
I lived in Hoboken two years after the University, where I shared a three -bedroom rent. My roommates were common girls and pretty terrible. I had already decided to move when I tore my ACL and needed a knee operation. I moved back to my parents’ house to concentrate on my recovery and save to buy a place. My parents did not ask me to pay rent for the year I stayed with them, so that I could save more.
I am a CPA and work as a senior employee at a medium -sized public accounting firm that does corporation tax. I am based on the office of my company and work remotely.
Wanted: a large bedroom in NYC for $ 550,000
I started my yacht in October. I am a lot in Manhattan – most of my friends live there and I often go out to dinner and bars with them, so I wanted to offer a fast route to Manhattan somewhere.
Originally I wanted to buy in Brooklyn, but I didn’t like my options. I have a friend who already lives in Long Island City and is lyrical about it. Lic was a bit out of my price range, so I looked at the nearby Sunnyside and Astoria and loved Sunnyside more.
At first I didn’t want to work with a buyer’s agent, but I was referred to Kunal Khemlani, an agent at Corcoran. He really helped me to limit neighborhoods based on my personal preferences and goals and to send me apartment options that I might not have considered.
My goal was either a large bedroom or a two bedrooms, for a price that the couch would not break. I wanted a lift building with a laundry room. Ideally, the neighborhood would have a number of decent bars and restaurants, but that was not a dealbreaker.
I am a runner and I am currently training for the Berlin marathon, so I thought walking routes near me is also important.
My budget was a maximum of $ 550,000 with a monthly maintenance of $ 1,000.
I saw 10 apartments and I loved a one-bedroom cooperative mentioned in Sunnyside for $ 485,000-a newly renovated sponsor unit. I made a range of $ 472,000 and then the challenges started.
What she would have done differently
When I went to my apartment contract, I used a family friend as a mortgage broker. He is based on Long Island and said he can handle financing for a cooperative. Kunal advised another lender with whom the sponsor had worked in the past and who had approved the building. But I decided to go with my family friend because I trusted him and he assured me he could get the mortgage.
After more than two months of waiting, we finally planned a closing date for a Monday morning in May. The Friday afternoon before the closure, the bank decided that they did not have enough information and could not allow them to close. The management company of the building sent the bank the necessary information on Monday morning and the bank still did not make me clear to close.
So went back to the bank that Kunal recommended, and I was cleared to close within about two weeks. This process would not have lasted that long if I originally went with a bank that understands the nuances and limitations of NYC cooperatives. Now I strongly recommend NYC buyers to get a representation and to listen to your agent!
What she thinks of her new place
My bedroom is spacious and I am the first to live here since the renovation. The building of 110-plus units seems to be in relatively good condition and I think it is in a great location: a five-minute walk to the 7 train. It is also relatively close to LIC and about a metro ride of 10 to 15 minutes to Manhattan. There is a laundry room in the basement.
There are a few things that I wish I could change: when you walk into the building, there is a lobby -like area where delivery packages accumulate, and I wish this space was more organized, because it is the first thing you see.
The outside is upgraded and there is a jetty around the entrance, but that is temporary. Parking near the building seems difficult, so when people are visiting, I can advise them to take the train. The lift is also a bit outdated.
The neighborhood seems alive with a sense of community. People are friendly and I went to a few restaurants. I am so excited to explore the area more and look forward to participating in some intramural sports competitions and clubs to meet people.
There is a supermarket on less than a block away and there is a trader Joe’s more than a mile walk from my apartment.
The NYC office of my company is located in Hudson Yards, near the 7 train, so I have an easy living work traffic when I have to go to the office.
My parents visited my new place and they like it. My father, always the contractor, noticed some upgrades that he can make.
Buying is just so much more logical than renting, and I am happy that I was able to do this in my 1920s. I love the area and I intend to stay for a long time.
