Richard and Regine Fuertes knew that land prices were only rising, so when the chance to buy in Tarneit came, they grabbed it.

“We could see how the land prices moved,” said Mr. Fuertes.

“We realized that by next year the real estate values would only continue to rise. When this chance came, we didn’t want to wait. It feels like the right decision for our future.”

For the couple from western Melbourne, the purchase marks their very first step in the real estate market.

They had never looked seriously before, but when the federal government announced that it adjusted the first home guarantee, Mr. Fuertes said that the timing suddenly worked in their favor.

“To be honest, this was our very first attempt to buy, we had never experienced the process before,” he said.

“But we were lucky, the government changed the scheme at the right time, and it made the difference. We feel blessed and excited that it has been worked out.”

The Fuertes family also knew that they did not want to make compromises on location.

While some buyers are pushed further to the outskirts, they were determined to stay close to the people and places that were most important to their family.

“We didn’t want to leave,” said Mr. Fuertes.
“This is where our lives are and it was logical to stay.”

But Mr. Fuertes said that the smaller block is not shooting.

“The size doesn’t matter to me,” he said.

“What mattered the most was that we have a house that we could call it ours. That was the dream, and now it happens.”

With sales volumes that rise and developers who are hiding incentives, experts warn that prices could rise again at the beginning of 2026 that Mr. Fuertes said the urgency was added to make their move now.

“It’s such a relief,” he said.

“We are very excited, it feels like a new beginning, and we can’t wait to build memories in our own house.”
