Wework makes movements in Manhattan.
The coworking giant held a lease of 55,000 square feet on 245 Fifth Avenue from Moinian Group in Nomad. The new location, planned to open in mid-2026, will span four floors and the 4th to 6th of the 24-storey office building, the company announced.
The deal comes when Wework starts with a wider effort to streamline operations and double in demanding areas under CEO John Santora. Foot traffic at the Nomad locations of Wework (of which there are three) has risen almost 11 percent from January to June, the company said. In total, Wework has 35 locations in New York City.
The new location will replace an expiring lease to the 79 Madison Avenue of Williams Equities, which according to the sale is for sale Commercial observer. A spokesperson for Wework refused to make the question of whether the length of the lease agreement announced.
A Newmark team including Scott Klau, Erik Harris and Zach Weil represented the landlord in the deal. Aaron Ellison and Travis Milone from Newmark represented Wework.
Wework left bankruptcy procedure last year, switched $ 4 billion in debts, added a share partner to Yardi Systems and renewed his C-suite with Cushman & Wakefield-Veteraan Santora.
The company has shrunk its portfolio from a peak of 850 to around 600, The Wall Street Journal reported. Wework is planning to invest between $ 80 million and $ 100 million in its spaces in 2025, Chief Marketing and Communications Officer Petula Lucey told the publication.
In a recent interview, Santora told The real deal That he focused on “sustainable growth without a doubt and balancing the portfolio, balancing that risk.”
The Fifth Avenue lease is on the heels of a lease of 60,000 square foot on 250 Broadway, the first new lease of the company in the city since 2019. This newest space will include private offices and a coworking lounge.
The cooperation company also has two recent BIG Apple deals that it will work on behalf of Amazon-a lease of 304,000 square foot in Vornado’s 330 West 34th Street and a 112,000 square base of interlocation in the 5 Manhattan West of Brookfield Properties.
