Buying a house in Portland felt like you were opening a vintage four Loko.
Chaotic, overwhelming and before you knew it, you were dizzy, broke and sang Karaoke with your dog in the brand new empty basement of the house that you have just bought.
Houses disappeared in hours, swallowed by ten competing offers before you even received your pre-approval letter. It was a big atmosphere and not the nice kind.
But that buzz wears out. Yes, the incidental bidding war is still popping up, but the market generally shifts. We see more inventory, longer days on the market (my last list was 100 days before it was treated for the second time … That is not a flex) and sellers who are willing to negotiate. It is less vodka cran in the Kluring and more traditional cocktail with a large ice cube.
Buyers -> Time is now

Negotiating is back and sellers actually consider help with closing costs and the preparation of things sometimes before they are closed. Wild, I know.
Less chaos, more clarity and instead of a race to the highest bid on the same day that you saw it, you can actually visit a place, sleep on it and still have a shot.
Sellers -> Don’t panic
The good stuff is still moving and if your house is well priced and well staged, there are buyers there. And they are motivated.
You have timing by your side. The market is not yet completely reversed to the free for a buyer. Go now and you can still sell strongly, turn around and buy more leverage yourself.
Strategy> Vibes. The days of the list high and “see what happens” are over. Smart (realistic) prizes and preparation are now winning something.
We are not yet living in a complete buyer market
But we are absolutely no longer in four Loko country. Portland Real Estate is located in that rare intermediate phase where both parties can win. Buyers finally have a breathing room, sellers still have a solid question and the whole thing feels much less like chaos and more as a balance.
