Unite and Newcastle University form a joint venture for a 2,009-bed PBSA programme

Unite Students and Newcastle University have formally completed the establishment of their Castle Leazes[{” attribute=”” tabindex=”0″ role=”link”>joint venture, paving the way for the development of 2,009 new purpose-built student accommodation (PBSA) beds in Newcastle.

The partnership follows the Building Safety Regulator’s grant of Gateway 2 approval, allowing construction to proceed.

Early groundwork has now begun on the Castle Leazes site, with the first phase of the scheme scheduled to open for the start of the 2028/29 academic year.

Under the terms of the joint venture, Unite Students will act as developer, asset manager and operator, holding a 51% ownership stake. Newcastle University will retain a 49% interest and contribute the Castle Leazes site through a 150-year lease. The funding structure is described by the parties as a new, co-created model and is reported to be the first joint venture of its kind between a UK university and a student accommodation provider.

The development will replace the university’s former Castle Leazes accommodation, a 1,250-bed scheme originally constructed in the 1960s and demolished last year. The new project will be delivered in two phases: phase one will provide 788 beds by 2028/29, followed by a second phase of 1,221 beds for the 2029/30 academic year.

Once completed, Castle Leazes will take the form of a modern student village, comprising clusters of brick-clad buildings ranging from four to nine storeys. The scheme has been designed to create a townhouse-style environment, with a focus on energy efficiency and sustainability. Plans include a mix of room types, enhanced communal facilities such as social hubs, study spaces and outdoor courtyards, and measures aimed at reducing energy use and carbon emissions through improved building performance and on-site renewable generation.

Newcastle City Council’s planning committee previously highlighted the scheme’s anticipated economic benefits, citing job creation and positive impacts on the local economy, as well as the project’s role in supporting the city’s student population.

To manage accommodation demand during the construction period, Newcastle University has also entered into a multi-year nominations agreement with Unite Students covering 1,600 beds across the city.

The Castle Leazes project forms part of wider efforts to address student housing shortages in Newcastle, while supporting the university’s long-term strategy to enhance the student experience and secure additional income streams.
