Two New Yorkers are confronted with the prison after they reported a Kew Gardens Hills home from a dying widow-the first persecution under the new act of the state.

On Thursday, the Attorney General Letitia from New York announced the indictment of Deepa Roy, 68, Van Manhattan, and Victor Quimis, 39, Van Queens, for the forging real estate records to take the old house of Renuka Bherwani, which was in Hospice -care. Quimis was arrested earlier this week; Roy remains in general, according to Crain’s.

Public Prosecutors say that the couple made the signature of Bherwani in October to transfer the house for itself and then repeated the trick in December to move it to a Quimis-controlled Shell Company. That reportedly helped to set up a mortgage of $ 552,500, which they reportedly used to erase the debts of the property and grab approximately $ 312,000.

Roy would have earned at least $ 15,000 for her share in the scheme.

The Bherwani family only discovered the theft when City Mail Quimis congratulated with his “new” ownership in the house. The widow, who bought the house from her husband in 1986, fights dementia since 2020 and granted proxy to her son and daughter -in -law. Officers of Justice claim that after the death of her husband in the house in 2022, Roy occurred as a friend and even asking to withdraw – a request that the family refused.

James said that theft is unbridled in Gentrifying neighborhoods where homeowners are ‘cash-arm and equity-rich’, whereby scammers focus on seniors and those in financial need. The office of the Attorney General is also investigating a Harlem case where a Brownstone millions worth millions would have been stolen, making the owner homeless.

The law of 2023 – drawn up by James and Brooklyn State Sen. Zellnor Myrie – expanded the status of restrictions on matters and gave the AG authority to prosecute immediately, rather than trusting local public prosecutor. A corresponding measure also gave the attorney general and local prosecutors the authority to stop legal proceedings where ownership of a property is in dispute.

Both Roy and Quimis are confronted with charges, including Grand Larceny and residential mortgage fraud, with possible penalties from eight to 25 years.
