The pipeline of Austin’s substantiation continued its strong pace and ended in July with around 4 million square of competing office space in 30 projects, according to Yardi research data. The square meters represent 3.6 percent of its existing shares – zero above the national average of 0.9 percent and placing the metro as the leader among his colleagues.
Developers adapt office designs to post-pandemic office spaces and adding large projects in the capital of Texas, with one of them is the tallest building in the state. The following list consists of the five largest office projects in the Metro, which combines almost 2.6 million square feet in total.
1. The Republic
The Republic of Lincoln Property Co. Is the largest office development in Austin from July. A total of 816,000 square feet, the tower was developed in collaboration with Phoenix Property Co. And Divcowest. Other development partners are HKS as architect of Record, Duda/Paine Architects as a design architect, TBG as a landscape architect and Michael HSU as an interior designer.
The trio broke in September 2022, with $ 324 million in construction funds from Bank OZK. The tower is planned to reach the completion at the end of September.
The high -rise is located on 400 W. 4th St. in the city area of the city. It has 27,500 square base of floor plates and almost 750 square base of private terraces on the floor of Evert. The provision package of the Republic is a total of 70,000 square meters of indoor and outdoor functions, such as an open-air square with bar, lounge space and meeting rooms, as well as other health and welfare facilities. 4. 1501 Lavaca St.
The next project is an office owner of 360,000 square foot on 1501 Lavaca St., part of the larger development of Texas Facilities Commission, called the Texas Capitol Complex Plan. The construction of the property began in 2023, with completion planned for August 2027. The eight -storey building is part of the second phase of the project, which also includes the 165,000 square -foot building 2, at 1500 Congress Ave.
The Texas Capitol project has been underway since 2016 and is the efforts of the State Agency Office to consolidate all its activities and employees from former rentals. The first phase came online in 2022 and added 1 million square foot office space to two buildings. 5. TDEM headquarters and SEOC
The last project on our list is the office development of 318,898 square meters of the Texas Division of Emergency Management, a facility designed to accommodate the entire agency and the State Operations Center in a new head office. The owner of the project is the Council of Regents of the Texas A&M University System and the estimated costs of the project are $ 370 million.
Getting up at 4125 State Farm Road 973, the six -storey office building is just east of the international airport of Bergstrom in the city and organizes 300 people. Construction started in April last year, while delivery is planned for August next year.
