“It is the nearest private garage that is so close to the sand,” says sales agent Christophe Serrao, who shares the mention with his father, Ric.

“We even interested a few from Vaucluse, who just want to park their car there while they go to the beach.”

The detached garage and 32m² on the north-facing apartment is present on 12a/77 Ramsgate Ave and it is planned for auction next Saturday (October 11).

It is not surprising that the agents have issued 27 contracts to interested buyers.

When it was first mentioned, the guide was $ 1.5 million, based on two other one-beders in the block of 15 who were recently sold for $ 1.45 million, although they did not have the garage or even off-street parking.

Christophe raised the guide to $ 1.7 million after an offer during the week.

What is it going to sell for? Serrao says he doesn’t know.

“We don’t even know what people will pay, so it’s very hard to say what they will pay for a garage,” he said.

“I can’t tell you how rare this feature is, we would sell 10 times more properties with a view than a garage, and this garage has a separate title.

“So the buyer can buy the apartment and the garage, but then rent or sell the apartment, and keep the garage and pass it on by the generations.”

The ownership of the community is owned by Jamie and Sky Mackay, who bought four apartments on the top floor, which came with three garages, through the Serraos for $ 9.9 million 11 years ago.

He thinks that the penthouse could only be worth around $ 40 million.

The Mackays are the only owners with garages, but Serrao says that only two of the other owners, mainly investors, have concluded contracts.

“Most others who are interested are the locals in the neighborhood who currently have no parking space, but also some from elsewhere, Vaucluse and overseas,” he said.

It is clear that it will sell well above the guide, which is based on earlier sales. But a similar single bed in the block, with a view of the water but no garage (or off-street parking), which had sold a $ 1 million guide for $ 2.32 million in February.

“This has no view of the water, although you can see it and the beach when you walk out the door,” said Christophe.

He estimates that the apartment would rent out between $ 1200-$ 1300 a week and the Garage $ 250- $ 300 a week.
