Twelve weeks of blood, sweat and tears are almost over for The Block 2025 and as the series draws to a close, all attention turns to the all-important auction day – and who will walk away with the prize money.

The nerve-wracking tension of the auctions is one of highs and lows, with tears of joy and sadness as the Blockheads anxiously learn whether their hard work has paid off or not.
Before the block final on Sunday, October 26, you will find an overview of all the details of the auctions here. We will continue to update this article as we learn more.
When is The Block Auction 2025?
The block auction will be held on Saturday, October 25, and the final will air the following day on Sunday, October 26. It usually airs at 7 p.m.
How much will the houses sell for? What are the reserves?
Price guides for The Block homes have been revealed, with each of the five Daylesford properties all priced from $3 million to $3.3 million.
PropTrack data shows that Daylesford’s median home price was $810,000 in September this year, down 7.2% from 2024. This makes the price guidelines significantly higher than Daylesford’s median home price – almost four times in fact.

Will Danny Wallis or Adrian Portelli be at The Block auctions this year?
This remains to be seen, but there is increasing speculation that billionaire and LMCT+ founder Adrian Portelli could be a contender after being spotted in Daylesford.
Portelli – who announced he would stop bidding at the auctions last year when he snapped up all five homes – was spotted in an Instagram post in the wine cellar of House 1, made by Ray White Sunbury director Aaron Hill and agent Jamee Favorito – the agency tasked with selling Emma and Ben’s home.

Although buyer’s agent and The Block regular Frank Valentic did not know Mr Portelli’s intentions, he said there were rumors he attended a party at House 1, and there were rumors serial bidder Danny Wallis might attend the auctions.
“Hopefully there will be more ordinary Australians bidding, but Danny and that may still be there as there are rumors he may still be looking for some interest,” he said.
What is the auction order?
The auction order has not yet been announced, but could play a strategic role in winning The Block.
Mr Valentic told realestate.com.au that if serial bidders Adrian Portelli or Danny Wallis decide to bid, the auction order does not matter because they would have made their decision to buy anyway.
But in a “normal buyer pool, in a normal block auction,” bidders typically start to thin out as the auction progresses, he said.
Advantage Property Consulting director Frank Valentic has placed bids on dozens of Block properties.
“So I would try to go earlier in the auction order if I was one of the participants this year,” he said.
“And when it goes back to basics and is normal, we tend to find that on average, home auctions two and three are probably the strongest because there are more buyers in the room than four and five.
“House (auction) one is like a boxing match, where many people don’t like to show their cards early.
“They might be a little hesitant about house one because you don’t want to buy house one for $3.5 million and then every other house sells for $2.5 million.”
Does The Block make money from the houses?
Belle Property Daylesford director Will Walton’s company sold the vast Middleton Field site to the Nine Network for an undisclosed sum.
For The Block Phillip Island in 2024, $8,758.00 was paid in September 2023 for the site, located at 113-119 Justice Road.
Last year, Mr Valentic told realestate.com.au that Channel 9 gets $50 million in profits a year from the show and their advertisers, where they made their money.
How much money will the participants make?
The participants walk away with all the money earned above the minimum price.
The team with the highest winnings above the minimum prize will also receive a $100,000 bonus prize.
The Block 2024 winners, Sydney sisters Maddy and Charlotte, earned $1.65 million, plus the bonus prize.
And in 2023, Steph and Gian also pocketed $1.65 million plus the $100,000 bonus.

What happens if the houses are not sold during the auction?
If houses do not reach the minimum price at auction, they are passed on and the sales agents try to negotiate a higher price afterwards.
Sometimes the auctioneers end an auction early and pass it on rather than risk the house selling for slightly above reserve.
In 2023, Kirsty and Brett’s house sold at auction for just $60,000 over reserve, and Leah and Ash’s house sold months later for just $155,000 over reserve.

Can everyone go to The Block auctions?
No, people who want to bid and attend must notify the agent of their intentions, Mr. Walton said.
This is so that the potential buyer can be vetted to see if he is eligible to bid, and if so, he must also sign a non-disclosure agreement to attend.

The Block baby Bailey is here
Emma and Ben from House 1 welcomed their first child, a baby boy, Bailey, a few weeks ago.
It arrived five weeks early, despite having to appear the same week as the auction.

In an interview with Woman’s Day, Emma said Bailey “really didn’t want to miss the auction” and was “so determined to come into this world”, while Ben added that his early arrival gave them “a quiet few weeks to adjust before the chaos of the auctions started”.
After seven applications, Emma and Ben finally got their wish to appear on The Block this year.

Who will win The Block 2025?
Although this is impossible to guess as the auction day can be unpredictable and the reserve price is still unknown.
But with four wins each – the most of the season – won by House 3 Britt and Taz, and House 5 Robby and Mat, these teams could be strong contenders.
Judge Shaynna Blaze and Mr Valentic revealed the houses they think could emerge victorious in what appears to be a two-horse race.
Mr Valentic thinks it will come down to House 3 and House 5.
“In terms of my buyer feedback at the moment, they say Britt and Taz’s house three will win if buyers like that flow, the cohesion, the energy, the lights, their whole wellbeing theme,” Mr Valentic told realestate.com.au.

“Everyone thinks it’s a very, very connected house, given the way it all flows.
“My buyers’ feedback for the boys in house 5 would be the position of their house. It is probably the best position on the block as it is right at the end, overlooking farmlands and private, wooded views.”

Shaynna believed that all of The Blockheads had a chance because “everyone has something special.”
But she couldn’t hide her admiration for the Perth Police and Britt and Taz’s efforts in House 3.
“I think it’s very clear that every time Britt and Taz do something that I like, I just fall in love,” she said.
“As a designer who builds so many homes and is part of so many homes, I’m a big believer that the love is in the walls and you feel it and when you walk into their rooms, and you felt it every time, the care that went into it.”
The Buyers Jury and Listing challenge has successfully predicted the winner of The Block in 2020, 2021 and 2023.
This year, the huge $50,000 prize, up for grabs for the house voted best by visitors, was won by House 1, Emma and Ben.
They won by just 1% ahead of second place, Robby and Mat with 23% of the votes.
