Sellers Robert King and Jinda Traynor sold their Jacana Townhouse for $ 515,000 after a heated auction attracted 11 registered bidders, including two of the Interstate.

When Robert King and Jinda Traynor decided to put their Jacana Huis on the market, they hoped for a strong result, but did not expect 11 bidders and a final price of $ 515,000, $ 65,000 above the top of the guide.

The couple had been living with 3/5 Fraser CRT for several years, adding cooling, paint interiors and installing a pergola to change the courtyard into what they called their ‘small refuge’.

When after three years of searching they finally found their dream house in Yarra Glen, it felt like the perfect time to sell.

“It was just timing,” said Mrs. Traynor.

“We found something suitable at the beginning of spring, tipped with the interest rates to get down and the market felt positive.
“It has just put in line perfectly.”

The mansion attracted more than 60 inspections on a four-week campaign and on an auction day the opening offer of $ 440,000 rose rapidly past $ 410,000- $ 450,000 guide.

The pergola created a private-section-retraite, an important sales argument that helped the price of Jacana mansion far beyond expectations.

Due to slightly filled open life, dining and kitchen spaces, buyers rarely found a bowl feeling in Jacana mansions of this size.

The winning buyer was an investor in Sydney who had never entered the building and bought the sight unseen after a WhatsApp video tour.

“We are a bit disappointed,” said Mrs. Traynor.
“There was a local woman who worked around the corner and was very interested.

“It would have been nice to see it going to someone who made it his home instead of an investment. But in the end we have the best possible price.”

A versatile upper floor study Nook added extra attraction for buyers who worked from home or looking for a quiet retreat separate from the most important living zones.

The spacious kitchen flowed seamlessly in the living and dining rooms and offered enough bank space and modern appliances for family living or entertainment.

Ray White Glenroy’s Sebastian Rello said that the sale reflected a wider shift in northern Melbourne, where buyers withdraw between states in the hand of the local investors.

“Melbourne investors are on land tax, new rental laws and constant legislative changes,” said Mr. Rello.
“But the value is clear to Sydney buyers.

“Something similar in their city would be more than a million dollars.”

The main bedroom had his and her mirrored built -in robes, generous proportions and ceiling fans for the entire year.

Mr. Rello said that two Interstate bidders competed online – one of Adelaide and one from Sydney – where the underbidder is the local hospital employee.

He noted that many buyers wanted to protect a property before the expected interest rate leaves on Tuesday.

“If you like a home, buy it now,” he said.

“Do not hesitate to a few thousand dollars, because in a year you could pay 10 percent more,” he said.

The most important living room consisted of guided heating and evaporation cooling, where comfort is combined with functionality for all seasons.

Sliding glass doors open on a leafy inner garden, which combines inside and outside in the heart of Jacana.

The couple is now preparing to move to their larger Yarra Glen house, which comes with one large upgrade, a backyard for their dog.

“He has never had one,” said Mr. King.

“He will finally have room to run around.”
