A Sydney buyer has bought a circa-1883 former Anglican church in a remote NSW town for just $80,000, making it one of Australia’s cheapest house sales last month.

With plans to return the sandstone church to its former purpose as a place of worship in tiny Wilcannia, near Broken Hill, the modest sale of 80 Woore Street valued at $80,000 was a significant price reduction from the asking price of $129,000.

The property was among a trio of homes that sold for $80,000 or less in January, according to sales data from realestate.com.au.

The bargains sold for just a fraction of the cost of a typical home in Australia, with the national average house price reaching $883,000 in January according to the latest PropTrack Home Price Index.

From run-down shacks to cozy apartments and renovations, here’s a look at some of Australia’s cheapest properties to change hands so far in 2026.

Sandstone heritage church

Selling agent Zeth Grant of John B. Grant Real Estate, advertised as an opportunity to own a piece of history, said the church came onto the market after the Sydney-based owner realized the difficulties he faced with the logistics of the renovation work.

“It obviously needs quite a bit of work considering its age,” he said.

“There is a bit of foundation movement on one of the sides. The building itself is about 800 sq ft, but it is a beautiful sandstone and the building sits on just over 2,000 sq ft of land.”

The property sold well below the asking price of $129,000


Mr Grant said the advertisement generated a lot of interest and the new owner planned to return it to a place of worship.

Work that needs to be done

The church, which was crowned Australia’s cheapest home sale last month, sold for even less than the church in Western Australia’s Mid-West, with a sales price of $60,000.

The listing made no secret of the massive works that 4 Hunt Street, Three Springs required, with the only interior image being that of a dated and dilapidated kitchen.

Victoria’s cheapest sale

An unfinished bathroom, re-plastering, plastering, cubicle and roof repairs were among the long list of jobs at 29 Glen Street, Walpeup, which sold for $115,000.

Selling agent Brett Driscoll of Ray White Mildura said the 50 to 60-year-old property had been left unoccupied for about eight years after the seller’s intentions to move from Melbourne changed.

“It attracted quite a bit of interest. As you can imagine, the properties in that $150,000 price range always attract quite a bit of attention,” he said.

“We had a few offers. The great thing was it was all cash, unconditional cash.”

Modest abode on Mt Isa

A modest and aptly titled ‘renovator’s delight’ in Mt Isa was the state’s cheapest property transaction in January, changing hands for $105,000.

The three-bedroom house at 112 Abel Smith Parade, Mount Isa had a linoleum floor, a separate dining area, an internal laundry room and a bathroom, while the kitchen was ready for an upgrade and a new stove needed to be installed.

Lifestyle awaits

In the Central Highlands, a two-bedroom cabin was Tasmania’s cheapest buy at $110,000.

The small town has just 11 residents, according to Census data, with a median home price of $193,000 according to PropTrack.

Entry level bargain

In South Australia’s idyllic Victor Harbor, a studio apartment at 11/11-17 Hindmarsh Road, McCracken, was the state’s cheapest sale last month at $165,000.

Described as an “ideal entry into the coastal real estate market”, highlights included low-maintenance living and a second-floor location with glimpses of the ocean.

ACT’s cheapest purchase

The cheapest sale among the nation’s capitals was 13/135 Blamey Crescent, Campbell for $235,000.

The ground floor studio apartment was conveniently located in the city and was known as an “affordable entry” into real estate ownership.

Northern Territory’s $190,000 purchase

The Northern Territory’s cheapest sale in January was 36/6 Stephens Road (172), Mount Johns, in Alice Springs, which sold for $190,000.
