Pauline Hanson, who is riding a new wave of popularity as One Nation leader, has secured a mega payday for a strategic move made during the pandemic.

Ms Hanson had put down $580,000 on two blocks of prime land with a view to developing unit blocks in the beautiful coastal town of Yeppoon in Queensland.

Now the site, which is the width of an entire city block and just meters from the beach, has achieved its goal.

Ms Hanson had put the property on the market 56 days ago – two large plots of 784 sq m and 799 sq m which she had bought in August 2021, about 55 months ago.

Now, without lifting a finger, Ms Hanson will secure a strong profit as Yeppoon alone has seen average prices rise by 95.6 per cent for houses and 70.5 per cent for units since the pandemic – but Cooee Bay, where she invested in the land, had grown even more, with an average price increase of 89.3 per cent for houses and a whopping 147.5 per cent for units.

Those are the kind of figures her agents at Elders Real Estate Yeppoon Ravi Ramswarup and Jack Hughes would have had to deal with in a market hungry for prime development sites.

Mr Ramswarup confirmed the Cooee Bay land is now under contract, but could not reveal further details, including price and whether they were sold separately or together.

No renovation, $700,000 profit in a year: the homeowner’s huge windfall

Two blocks of prime land in Cooee Bay were put up for sale by Pauline Hanson.

The site is one of two properties Ms Hanson has declared as her real estate interest, after selling her pre-war Brisbane workers’ cottage at Silkstone for $71,000 in 2001. She had paid $49,000 for the property in 1988, and RPData estimates its value today to the current owner is an astonishing $921,000.

The advert said the type of block she was selling was “rarely offered in one of Yeppoon’s most sought-after coastal suburbs”.

“With coastal land in Cooee Bay becoming increasingly scarce, this is a rare opportunity to secure and capitalize on a premium position in one of the Capricorn Coast’s most sought-after lifestyle destinations.”

It was described as “perfectly positioned just moments from the coastline” with easy access to Cooee Bay Beach, scenic coastal walks, local parks and family-friendly waterfront areas.

“Everyday amenities are within easy reach, with schools, shopping centres, cafes, medical facilities and Yeppoon’s vibrant CBD all just minutes away.”

Daniel Park is also just across the road, in a close-knit neighborhood full of quality homes.

“Whether you want to build your dream beachfront home, create a coastal retreat or explore investment unit or double occupancy (STCA) options, these lots offer flexibility and future prospects in a proven location.”

The sale comes amid widespread speculation about the future of capital gains tax breaks for real estate investors and their impact on the market.

Ms Hanson’s star continues to rise, with Australia’s richest person, Gina Rinehart, now among her fans, reportedly donating more than $300,000 to One Nation’s coffers and also taking One Nation supporters to Donald Trump’s Mar-a-Lago estate late last year.
