The Real Estate Market of South Australia is apparently immune for the winter blues, with new data showing that there are four suburbs where brokers sell a house or a unit per day.
According to Proptrack sales data for the past 12 months, Adelaide City has the highest number of sales of a real estate type – houses or units – of a suburbs registered in the past 12 months, with an impressive 554 unit and apartment sales.
The median price of this was $ 535,000.

Mount Gambier, in the southeast of the state, was in second place and registered 498 house sales during the year to collect a median of $ 499,000.
The other two suburbs to record more than 365 sales of both houses and units were Mount Barker in the Adelaide Hills and Morphett Vale in the southern suburbs.
Mount Barker recorded 480 housing sale last year, with the median $ 733,940, while Morphett Vale registered 391 house sales.
The median was $ 700,000.
Murray Bridge, Aldinga Beach, Munno Para West, Paralowie, Port Lincoln and Andrews Farm declined the top 10 list – all for home sales.

Ray White Adelaide city agent Andrew Downing, who sold 32 property in the city in the past year, said that apartments were hot property.
“We have been selling in the city for a long time and many of our customers were investors, but many people now want to live in the city, so I think the quality of the builds improves, so we get a lot of downsizers looking for them because the quality is there, the infrastructure is great and there are some fantastic events that are here too,” he said.

Mr Downing said that value growth – which was usually slow in the city because the majority of the value of a property in his country – was also improved.
“Looking back through the decades, if you had bought and sold in 1995 and had sold it in 2010, you would have been lucky to get your money back in some parts of the city, but if you now buy the plan in a rising market, by the time it has built real estate money,” he said.

Teacher Danielle Tanti, who sells her 16b/16-20 Hurtle Square, Adelaide at home through Mr Downing, bought in 2021 and loved the Lifestyle City Living, offered her.
“The best part of life in the city is the convenience and buzz,” she said.

Ouwens Surfelt Agent Jackie Bayly, who sold 12 homes in Mount Barker in the past year, said that the sale had been strong.
“It is the fastest growing non-Co-Koastale city in Australia … It is extremely popular with families and has many great offers for all buyers and budgets,” she said.
“The foot is still very much on the accelerator pedal and it doesn’t seem to be slowing.”
