LUCKNOW: From now on, building permit fees will no longer be charged on residential plots of 1,076 square meters.Passing on the benefits of the amended building regulations, the government has decided to exempt property owners and small retailers from paying building permit fees and inspection fees for residential and commercial plots smaller than 100 sqm (1,076 sqm) and 30 sqm (323 sqm).
The housing department on December 3 amended the UP’s urban planning and development charges rules, notifying the changes and directing the 29 housing authorities to delegate powers to regulate construction activity to implement the amended framework.
Previously, property owners paid Rs 5 per sq m as permit fee and Rs 20 per sq m as inspection fee to the local authorities before starting construction work to get their map approved. “Approval is likely to be given to allow construction work on such plots through our online platform, assuming the owners follow the norms,” said a senior officer explaining the changes.Among other notable revisions, the definition of the floor area ratio and the layout plan, the two important components taken into account when designing the building, have been expanded. Likewise, the said provisions for the redevelopment of an existing building have been updated to promote greater vertical growth as per the new statutes.
Most importantly, after a long period of time, the description of a building has been rewritten to meet current needs. Previously referred to as a structure intended for residential, industrial, commercial or other purposes, the building is now defined as a structure constructed for any purpose, whether used for human habitation or not.
In addition, foundations, plinths, roofs, floors, verandas, balconies, tanks and swimming pools are defined separately in the rules. Apart from the covered area, the department will now use the built-up area while approving plans and maps.
