Million dollar home sales raise the bar for Stirling – realestate.com.au

Stirling is climbing the ranks of Adelaide’s luxury suburbs, with the Hills city’s highest sales in the past five years and one property about to hit the market is set to raise the bar again.

Recently, some savvy sellers sold a property they bought almost five years ago as a vacant block for $685,000, then turned it into a beautiful modern townhouse in a multi-million dollar deal.

The property at 65 Gould Rd is no longer just a 1572m² plot of land, but is home to a five-bedroom house that was purchased for $4 million.

The sellers purchased the property as a vacant block in 2021 for $685,000.


It has five bedrooms and two bathrooms.


It is one of a handful of homes in the suburb that have sold for more than $4 million. These are all deals closed in the last five years.

Another at 16 Birch Rd, coming to market this week, is expected to not only eclipse the record but easily surpass it.

Property records show Stirling’s record holder is the 21.38ha estate at 55 Old Carey Gully Rd, which changed hands in June 2021 for $4,958,750.

According to the latest data from PropTrack, house prices in Stirling have risen by 12.5 per cent in the past year and 82.6 per cent in the past five years, to an average of $1.552 million.

Noakes Nickolas agent Callan Eames sold the estate on Gould Rd with Matt Brook.

He said the contemporary design and construction, by AMS Built, made it attractive to potential buyers, but also made it difficult to price.

“There are a fair number of properties available in Stirling, but not of this caliber,” he said.

“That was probably our main difference.

“The quality of construction was very popular.”

Mr Eames said the sellers were “very happy” with the sale price.

Harris Real Estate agent Arabella Hooper said a surge of interest in Stirling since the Covid-19 pandemic was part of the reason both demand and prices rose.

She said it had become more attractive to potential buyers during the pandemic as people looked for more space, privacy and a better lifestyle.

The Stirling property at 16 Birch Rd is expected to set a new sales record for the suburb.


It is surrounded by picturesque gardens.


It should hit the market this week.


“I think what Covid-19 has done has made everyone reconsider their quality of life and what is important to them,” she said.

“Demand in the area is still at an all-time high.”

While the fact that the property is new and turnkey was part of the appeal of the Gould Rd property, Ms Hooper said there was still strong demand for period character homes on large allotments with picturesque gardens.

“There will still be a huge demand for the typical summer homes,” she said.

“We expect Birch Rd sales to completely break any record.”

Ms Hooper said many homes in the Adelaide Hills represented better value for money, being cheaper than their equivalents in the city’s prestigious suburbs such as Unley Park, yet many areas such as Stirling were not far from the CBD.
