Last week, 27 contracts — 16 apartments and 11 houses — were signed for homes asking at least $2 million, according to Compass’ weekly contracts report covering Nov. 3-9. The contracts had a total final demand volume of $80 million, better than the total of 19 contracts signed for $66 million in the prior period.
The most expensive contract signed last week was for a townhouse at 152 DeKalb Avenue in Fort Greene, asking $4.7 million.
The 20-foot-wide home spans 3,200 square feet and comes with six bedrooms and three bathrooms. The property is currently set up as an owner’s triplex and a one bedroom garden rental.
The house was built in the 1880s for publishing magnate James Gordon Bennett and was renovated in the early 2000s. It still retains its original plaster moldings, shutters, marble mantelpieces, parquet floors and stair panelling, and has two functional wood-burning fireplaces.
The house has a terrace overlooking the 55 meter long backyard.
Compass’ Kathleen Perkins had the listing.
The second most expensive deal signed was for a townhouse at 274 Clinton Avenue in Clinton Hill, priced at $4.5 million.
The Italian brownstone spans 4,500 square feet and is configured as a garden-level duplex and a top-floor triplex. It comes with three wood-burning fireplaces, a back deck and a garden.
The garden duplex features two bedrooms, a full bathroom and a chef’s kitchen with a formal dining room. The upper triplex features four bedrooms and three bathrooms.
An entity affiliated with Sherwood Equities, a private real estate company, purchased the property in 2016 for $3.6 million. The company has completed a number of high-profile developments in the city in recent years. It involves shopping on a site at Hudson Yards that could be converted into a 233-unit residential project at a cost of more than $100 million.
Steven Novick, president of the company’s brokerage division, had the listing.
Homes that went into contract last week had an average asking price of $2.75 million, an average price per square foot of $1,413 and spent an average of 78 days on the market.
