The city signed 30 contracts between Nov. 17 and 23 — 18 for apartments, one co-op and 11 townhouses — for a total contract volume of $101 million, according to Compass’ weekly report on contracts for homes asking at least $2 million.
It’s only the second time this year that the borough’s luxury market has surpassed the $100 million mark in a single week. In the first week of October, 35 contracts were signed in Brooklyn for a total demand volume of $108 million.
The strong week continues a trend of buyers defying expectations after Zohran Mamdani’s successful mayoral campaign, which had many in the real estate world worried about an exodus of wealthy New Yorkers. Instead, there was a lot of activity in the market, with homes entering into contracts without a discount on average last week. The average asking price was $2.9 million and homes were on the market for an average of 80 days.
The most significant deal signed last week was for penthouse 2C at RAL Companies’ Quay Tower in Brooklyn Heights.
The apartment spanned over 2,500 square feet with three bedrooms and three bathrooms and had a final asking price of nearly $6 million.
The unit features a large living room, a chef-inspired kitchen and a primary suite with a walk-in closet and private bathroom with double cast stone sinks, underfloor heating and a freestanding bath.
The home was originally asking $6.75 million in April 2024 before the price was reduced three months later. Serhant’s Jim Hayes and Brad Mohr were on the list.
The 125-unit property at 50 Bridge Park Drive has a 24-hour concierge, fitness center, rooftop lounge and music room.
Launched in 2018, the development has only produced a handful of unsold units, of which only four are listed on StreetEasy. Penthouse 2C was the last unsold penthouse in the project, according to Marketproof.
The project’s trophy penthouse sold for $20.3 million in 2020, setting the record for the most expensive deal in Brooklyn that year.
The second most expensive deal last week was for a townhouse at 175 Saint James Place in Clinton Hill, asking $5.5 million.
The three-story home spans over 4,500 square feet and features four bedrooms and three bathrooms.
A primary suite on the second floor has dual walk-in closets, a private terrace and an ensuite bathroom with soaking tub, along with a second room that can be used as an office space.
A den at the rear of the parlor level opens to a deck overlooking a backyard.
The home was last sold to a limited liability company in 2023 for $1.8 million, according to public records.
