NOIDA: The process of acquiring land for New Noida – the emerging industrial township – is about to begin.According to officials, the Noida authority is finalizing the compensation plan for farmers in the municipality, officially known as Dadri-Noida-Ghaziabad Investment Region (DNGIR).

The Authority will appoint officials who will monitor the acquisition in 80 notified villages in Gautam Budh Nagar and Bulandshahr districts. An official said, “The land acquisition will follow a hybrid model – a combination of direct purchase, mutual consent and land pooling. The idea is to ensure farmers’ participation and transparency throughout the process.”

New Noida – covering approximately 209 sq km – will be developed in four phases. The first phase (2023–27) will cover approximately 3,165 hectares, followed by 3,798 ha (2027–32), 5,908 ha (2032–37) and 8,230 ha (2037–41) in subsequent phases.

The compensation plan – the criteria and the rate – will determine how much farmers will be paid and what share of developed land will be returned to them.

The proposal will soon be sent to the state government for approval. Once the eviction is completed, a special office will be set up, manned by four lekhpals (revenue inspectors), two tehsildars and two naib tehsildars, who will start consultations with the farmers and initiate the acquisition process.

The Authority has indicated that the compensation rates will be based on multiple factors, including a village’s proximity to Noida International Airport (NIA), current land use and circle rates in adjoining villages of Greater Noida and Bulandshahr.

The district administration and the Authority are expected to meet soon to finalize these parameters. Preliminary talks have already begun with village heads in Jokhabad and Sanwali, near the intersection of the Eastern Peripheral Expressway and GT Road, where the Authority plans to establish a temporary office. These areas are expected to be the starting point for land acquisition. The DNGIR Master Plan 2041 received final approval from the Government of Uttar Pradesh in October 2024.

Since then, Noida Authority has taken several steps to put the blueprint into action.

It started defining residential zones (abadi) within the notified villages to avoid future land use disputes and imposed restrictions on the sale or purchase of land without prior approval to curb speculative transactions. In July 2025, two revenue officials were deployed to check all 80 villages – 60 in Bulandshahr and 20 in Gautam Buddh Nagar – for illegal construction and encroachments.
