Ray White Inverloch agent Fiona McMahon-Hughes said true private beach access was almost unheard of in Victoria, outside a small number of tightly controlled coastal areas.

“Apart from a handful of well-kept addresses on the Mornington Peninsula, you almost never see this,” Ms McMahon-Hughes said.

“We use the word ‘rare’ a lot in real estate, but this is really rare because it offers something special: your own beach.”

The bedrooms overlook the water, a design choice made so that guests also wake up at the inlet.


The owners have owned 46 Treadwells Rd, Inverloch for approximately 25-30 years after purchasing the land decades ago and building the house themselves.


Ms McMahon-Hughes said the difference for buyers was that the water was not something you visited, but something you lived with every day.

“You have uninterrupted views of the water, birds, the weather rolling over the inlet, complete privacy and no neighbors to crowd you,” she said.

“You can wake up, go outside, go canoeing from your front door, come back for breakfast and then send the kids back to go fishing for dinner.”

The three-bedroom, two-bathroom home has been in the current owners’ possession for about 25 to 30 years, after they bought the land decades ago and built the house from scratch.

Mrs McMahon-Hughes said the couple were now ready to move closer to their family, having designed the property specifically for retirement, downsizing and family visits.

Ms McMahon-Hughes said it would also appeal to buyers considering premium short-stay accommodation, given Inverloch’s demand and the scarcity of top options offering true private access to the coastline.

“Huge. I mean, who wouldn’t book an Airbnb with their own private beach?” she said.

A sandy beach on the edge of the property makes kayaking, fishing and morning walks an everyday ritual.


The rare ‘private beach’ attraction is expected to entice lifestyle buyers looking for true waterfront privacy.


She said Inverloch continued to attract buyers who loved coastal living but wanted a sense of community rather than a ‘holiday only’ town.

“It’s a real coastal community,” Ms McMahon-Hughes said.

“Incredible cafes, restaurants, boutiques, clubs and social groups.

“It’s welcoming, lively and full of character. There’s always something happening, and a second point of difference is something that waterfront homes often lack: serious storage space.

The offer includes five parking spaces, a large garage and workshop, plus a separate double door shed, suitable for boats, caravans or equipment.

“Very unusual. Waterfront homes rarely offer this level of shed, storage and land,” Ms McMahon-Hughes said.

The home’s bathrooms are part of a practical, low-maintenance coastal setup, aimed at comfortable full-time living or an escape from the lock and box.


Outside, the approach to the property has been designed to create a sense of seclusion, with native gardens and a winding driveway before views open out onto the cove.
