Industrial Campus in Atlanta goes to the 2nd phase

Logistics Property Co., based in Chicago, Has broken the land in the second phase of GaineSville 85 Business Center, an industrial park with more than 1 million square foot in Gainesville, Ga., An Atlanta sub-market.

The project will consist of two buildings of a total of 326,040 square foot at 1800 and 1850 Fulenwider Road.

Building 1800 will contain 126,360 square feet and 32 feet clear heights, while building 1850 199,680 square feet will span, with higher ceilings at 36 feet. Just like phase one, the next phase is focused on suffering certification. Both class A buildings have 2,000 Ampere basic power and parking spaces for car and trailer.

In general, the second phase of the industrial park will offer a total of 81 dock doors between the two assets and four drive-in doors. Both buildings will also have specificance space available for leasing, 3,027 square foot on building 1800 and 2,400 square foot in building 1850. The project is expected to be online in the second quarter of 2026.

Once completed, GaineSville 85 Business Center will be the third property of Logipropco in the Atlanta market, after Covington Commerce Center and the fully rented Oakwood 985 Business Park. FCL Builders is the general contractor, POH+W Architects is the architect and Haines Gipson & Associates is the civil and structural engineer.

The company park is located along Fuelwider Road in GaineSville, Ga., Borders on the Interstate 985 with access to Highway 129 and I-85. The port of Savannah, one of the busiest ports in the US, is around 250 miles away and the international airport of Hartsfield-Jackson Atlanta is within 60 miles of the building.

The evolution of the project

Phase I of GaineSville 85 Business Center was delivered earlier, with 1900 Fulenwider and 1950 Fulenwider available for leasing. The construction brought 585,660 square foot industrial space online and 480,000 square foot warehouse space is currently for rent. Reeves Young acted as a construction manager for the first phase.

The project was initiated for the first time when Logipropco bought a 56.8 hectare real estate from the GaineSville and Hall County Development Authority in a deal that was mediated by CBRE for an unknown price. Todd Barton, Mark Hawks, Joanna Blaesing and Matt Higgins from CBRE’s Industrial Properties represented Logistics Property Co. In the transaction and are the leasing agents for the company park. Original plans from 2023 showed that the project included a 585,900 square foot park with two buildings before it was then extended to the current layout.

The first tenant was welcomed earlier this summer in the company park, Logistics Property Co shared. The tenant is a car part company and leases 106,000 square feet on Fulenwider Road from 1900. Rent contracts can vary from 60,000 square foot to full building users in the 1950 Fulenwider building. The next phase provides smaller lease contracts up to 30,000 square feet.

In nearby Buford, Ga., Trammell Crow Co. And a consortium led by CBRE Japan broke terrain on a separate industrial park of 686,400 square base that will have a total of three buildings in total. The partnership expects the park to be online in the second half of 2026. This is based on the already strong industrial building pipeline from Atlanta. Yardi research data showed that 9.5 million square foot was under construction at the end of April. The pipeline doubled more than from the same time last year, when only 3.2 million square feet was in progress.
