Despite Hamilton’s growing population density, husband and wife team Courtney Lockett and Chris McCullough believe it will only add to the lifestyle they have fostered in their neighborhood.
The pair have lived in the area for two and a half years with their three-year-old daughter, having moved to the city after finding a house for sale in Brisbane online.
“We were actually in Indooroopilly – we had been there for quite a few years,” Ms Lockett said. “We moved here specifically because we liked the house…we love that it’s close to everything: the city, James St, Racecourse Rd, the ferry, the airport.”

According to analytics firm Informed Decisions, there are several suburbs in the area South East Queensland cities will see a large increase in urban density in the coming years.
With less land available for greenfield development, more high-rise apartments are coming to places like Hamilton, Newstead, Broadbeach, Fortitude Valley, Surfers Paradise and South Brisbane.
Ms Lockett said that despite this expected increase, she believed it would particularly affect those looking to buy a home in the area – offering more people the opportunity to live close to the city.
“Hamilton Hill is mainly made up of detached homes,” she said. “I think there’s a pretty good balance… if you go to Kingsford Smith Dr and walk on the bike path, we’re so close to that high-density residential area.”
New developments such as GRAYA’s ‘The Gallery’ are coming to Hamilton, with businesses hoping Racecourse Rd can become a rival to James St.
‘Look at the port side, it’s just full of them high density areas. And that’s great, because it’s always busy and vibrant.”
While the family are now selling their current home, they have fallen in love with the area since moving and are planning to buy back in the same suburb.
“We love living here,” says Mrs. Lockett. “We have our toddler in a great daycare center, and we have many lovely local families.”

The house at 4 Langside Rd, Hamilton, is now being sold with Ray White Ascot. Agent Nick Roche said he was pleased to see high quality products being built in Hamilton, especially along the well-known Racecourse Rd.
“I think Racecourse Rd is due for a revitalisation,” he said. “The product that is built is of extremely high quality.”
“I think it has a chance to compete with James St. I think they will be very competitive.”
Mr Roche added that he felt the development of Hamilton’s main roads was an important step that would not harm the lifestyle of nearby homes.
“I think there is a huge demand for beautiful luxury homes on Hamilton Hill,” he said, “but I think many of the commercial areas on the harbor and on Racecourse Rd are still relatively underdeveloped.”
“All suburban streets will remain the same – it just means more amenities.”
